Does someone need to be in?

How we handle bathroom resealing in Gartly
It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on shower trays & enclosures, kitchen worktops & upstands and wet rooms, and common reasons people get in touch are a joint torn by a bath that flexes and new sealant laid over old sealant that is now lifting.
In and around a place like Gartly, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
Our work is backed for twelve months, in Gartly and everywhere else we cover.

How the job changes by surface
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.
Baths
Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.
Gartly homes and their sealant
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For landlords with property near Huntly station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In and around Gartly, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

What affects the quote in Gartly
The price is agreed before any work begins. It takes into account:
- When we can work, for business premises
- How many areas need sealing
- Access and height
- The product the joint needs
Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- The address or postcode of the job
- Any access issues, like height or stairs
- The problem you’ve noticed
- Photos by email, if that’s easy
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.
Keeping the joints in good condition
Good habits help new joints last longer. Our tips:
- Wipe the sealant dry after showering
- Run the extractor fan during and after every shower
- Wipe up water along the back of the worktop
- Do not let bottles sit on the bead
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just send an email to info@mrmastic.co.uk.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
Why it’s worth doing now in Gartly
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite. Around Gartly, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
The process
We keep the work tidy and contained to the area we are working on. Expect the work to take two to three hours for a typical bath, depending on how much old sealant there is. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
Before we arrive
- Clear the area around the work
- Where the joints are inside, avoid wetting them before we arrive
- On commercial sites, let us know about site rules
