New build mastic in Gartly, done properly
A new build should have a neat, sound bead at every joint. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water reaches anything behind it. We’re often asked to deal with cracked sealant around new window and door frames and skirting joints opening in the first winter, across windows & doors, show homes and skirting & floors.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
Our work is backed for twelve months.

New homes and floors in Gartly
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
For new homes near Huntly station, it’s worth checking the sealant early, while snags are still fresh. Around Gartly, as everywhere, new build mastic is only as good as the preparation behind it.

The process
On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours for most snagging lists, longer for a run of plots. Outdoor work around Gartly depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely down to clean surfaces.
- We clean out the dust and grit left from the build.
- We prime where needed and apply a sealant suited to each joint.
- We tool every joint neatly and tell you when each area can be used.

What the job involves on each surface
Windows and doors
The gap between a new frame and its plaster reveal often opens up. We remove cracked sealant and apply a flexible one that suits the frame.
Bathrooms and en suites
En suite showers are a common source of leaks into the room below. Resealing properly keeps water where it belongs.
FAQs for Gartly
Is Gartly in your area for new build mastic?
Yes. We work across all of Scotland, and Gartly is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.
Is Gartly within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Is there any odour?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
Do you guarantee your work?
Yes, for a year. If anything isn’t right with the work within the year, let us know and we will sort it.
Where do you work from?
We are based in Crawley, and we work across South East England, London and Scotland.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Can new sealant go on top of the old bead?
No. Fresh silicone does not stick to the old layer, so sealing over the top fails quickly. We cut the old bead out completely.

How to look after the new joints
So the new joints stay in good condition:
- Avoid running a DIY bead over the old one
- Use the extractor fan every time you shower
- Do not wait for the house to settle if water is getting through
- Wait for the cure time before using a resealed shower
Photograph failed sealant before it’s redone and keep the builder’s replies. It helps if anything else comes up during the warranty period.
Do not let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you.
Why act early in Gartly
DIY kits do not solve the main problems with new-build sealant: dust, no primer and old sealant left in the joint. Cutting out, cleaning and priming are what make the difference. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

Quotes for new build mastic in Gartly
Call for a quick quote. What matters most is:
- Any mould that needs treating
- The product the joint needs
- How much old sealant there is and how hard it is to remove
- Any working-time requirements on site
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
Helping us quote
Before you ask for a quote, have a think about:
- Any previous sealing or DIY work
- The rough size of the job
- Where the property is
- A few pictures by email, if you can
To get a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.
Should I try it myself first?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
What we cannot put right
To be straight with you, there are a few things sealant will not fix:
- Leaks from pipes, valves or wastes, which need a plumber
- Disputes or warranty claims with your builder
- Structural cracks in walls or ceilings
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
