New Build Mastic in Huntly
Problem with your new-build sealant joints in Huntly? We remove the old material, prepare the joints and seal them properly, with a one-year guarantee.
- Sealant that never bonded to the surface
- Gaps opening as the house dries out and settles
- Skirting joints opening in the first winter
New build mastic in Huntly
Developers send us the plot schedule and we work through it. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover with a sealant suited to each area. If you are dealing with internal frame sealant that has split and gaps between new skirting and floors, we can help.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
All of our work is guaranteed for twelve months, in Huntly and everywhere else we cover.

Joints and finishes in Huntly homes
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
Around Huntly, as everywhere, new build mastic is only as good as the preparation behind it. If you’ve bought a new home near Huntly station, the sealant around baths, showers and frames is worth checking in the first year or two.

Why it’s worth doing now in Huntly
Running a new bead over the builder’s sealant might look tidy for a few weeks, but it won’t bond to the old layer. Taking it all out and starting again is the only way to get a lasting seal. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

Aftercare tips
A little care helps the new joints last. Our advice:
- Avoid running a DIY bead over the old one
- Keep water off fresh sealant until it has cured
- Get a leaking seal dealt with right away
- Look at the sealant regularly in the first couple of years
Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it.
Report failed sealant to the builder while you are in the snagging period. After that, putting it right may fall to you.

For anyone letting property in or around Huntly, several properties can be quoted together. Send us the addresses and the work at each.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
