Huntly Window Mastic
Window mastic across Huntly and nearby, with old sealant always removed completely and a 12-month guarantee.
- Draughty joints inside around the window
- Cracked or shrunken mastic around the frame
- Sealant in the wrong colour for the frame
When something else is needed
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- A sash or casement that won’t close properly
- Worn gaskets, brush seals or a door that has dropped
- Penetrating damp from a failed cavity tray or render
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

How we handle window mastic in Huntly
There are two joints on most windows. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. We work on window sills, uPVC windows and composite doors, and the jobs we see most are gaps between the frame and the inside reveal and cracked sealant at the sill ends.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

DIY sealant or a professional job?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Keep timber frames painted
- Clear any debris from frame drain holes
- Look round the frames every year or so
- Use gentle cleaners on frames and sealant
Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.
On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.
Why deal with it now?
If you are painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. In an older home around Huntly, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Surface by surface
Patio & French doors
The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so they get particular care.
Composite doors
Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.

How we quote for window mastic
Jobs vary more than people expect. The main factors:
- Any working-time requirements on site
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
- The product the joint needs
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
What to tell us for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- If it’s domestic, commercial or a hotel
- Roughly how big the job is
- How we’d reach the joints
- Photos by email, if that’s easy
Getting a quote is simple: let us know the job and the location. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.
Window mastic in Huntly: local notes
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
In the older streets around Parish Church, the joint between an old wall and a newer frame is normally the first place rain gets in. For landlords with property near Huntly station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. For site and facilities teams at buildings such as The Gordon Schools, its window and door frames need their mastic kept sound, just like a home’s.

What we do, step by step
The work is kept neat and contained to the joints we’re treating. Expect the work to take most of a day for a typical house, less for a few frames, and we tell you how long to leave it before we go. Somewhere like Huntly may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check each frame and agree which ones need doing.
- Next the failed sealant is cut away and the joint cleaned.
- Where gaps are deep, backing rod goes in first.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- We clear up and check every joint is fully closed.
How to prepare
- Move anything stored near the joints
- Mention any parking rules near the property
- Keep pets and children clear of the area while we work
