Bathroom resealing in Cottown, done properly
Homes in Cottown have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on shower trays & enclosures, basins & vanity units and sinks & splashbacks, and common reasons people get in touch are smears of silicone across the tiles and water getting behind the bath panel.
Bathrooms in smaller places like Cottown work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Common problems we fix in Cottown
Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out give mould all the damp it needs, and mould that has grown into the silicone normally won’t clean off.
If you can see any of these, it’s time to have the joints looked at:
- Water escaping at the shower enclosure
- Sealant that has split, shrunk or peeled away
- Shrunken sealant along the back of a worktop
- New sealant laid over old sealant that is now lifting
Around Cottown, as everywhere, bathroom resealing is only as good as the preparation behind it.
What your quote should include
- What the cure time is
- How the surfaces are prepared before sealing
- Whether VAT is included
- Is the old sealant removed completely?
Honest limits
We won’t take on work that won’t last, so here’s what sealant cannot put right:
- A tray or bath that is cracked through
- A leaking waste, trap or valve
- Water getting in through the grout rather than the sealant
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

What happens on the day
We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Outdoor work around Cottown depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
How to prepare
- Try not to wet indoor joints just before the visit
- Move anything stored near the joints
- Tell us about access, such as stairs, a lift or high-level joints

Surface by surface
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.
For landlords and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.
Aftercare tips
So the new joints stay in good condition:
- Give the silicone its full cure time
- Open a window or run the fan so the room dries
- Look for lifting corners and small gaps now and then
- Clean with a mild bathroom cleaner and a soft cloth
Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
Cottown homes and their sealant
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For jobs in and around Cottown, choosing the right material for each joint is as important as a tidy finish.
