Bathrooms and kitchens in Backburn
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Letting a property close to Huntly station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Bathroom resealing in Backburn, done properly
Across Backburn, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. If you are dealing with splits where the tray meets the wall and black spots spreading through the bead, we can help.
In and around a place like Backburn, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

What else we do in Backburn
When to call us in Backburn
Black mould is behind a lot of resealing. Steamy rooms that do not dry out give mould all the damp it needs, and mould that has grown into the silicone generally won’t clean off.
Most people get in touch after spotting something like this:
- Damp behind the bath or under the tray
- Failed sealant on the screen profile
- New sealant laid over old sealant that is now lifting
- Mouldy sealant that has gone black
Homes close to St Andrew's Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

- Who turns up on the day
What we do, step by step
On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work starts. The work generally takes around two hours for one bath or shower, longer for a whole bathroom. Outside jobs in Backburn need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about stairs, lifts or work at height
- Keep pets and children clear of the area while we work

Quotes for bathroom resealing in Backburn
Every job gets its own quote. These are the things that affect it:
- Any working-time requirements on site
- How many areas need sealing
- The size of the job
- Mould in or behind the old joints
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.
What we need to know
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Any previous sealing or DIY work
- What’s wrong with the joints now
- The address or postcode of the job
- Whether it’s a home or a business
For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we’ll talk you through the work.
Why it’s worth doing now in Backburn
Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Surface by surface
Basins & vanity units
The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
