Bathroom resealing in Cairnie
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on wet rooms, basins & vanity units and baths, and the jobs we see most are new sealant laid over old sealant that is now lifting and black mould in the silicone that won’t clean off.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Questions from Cairnie
Do you cover smaller places like Cairnie?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you work for landlords with property near Huntly station?
Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
How long before the new sealant can get wet?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
Do I have to be there?
That depends on where the joints are. Inside work needs someone to give us access.
Can I add another job to the visit?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
Do you do kitchens as well as bathrooms?
Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.
Can you get rid of the black mould in my sealant?
Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
What we can’t put right
A few problems are outside what sealant work can do:
- Loose or hollow tiles, or failed tanking behind them
- Failed grout lines across the wall
- Cracks in the tray itself rather than the joint
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.
Surfaces we seal
- Baths
- Sinks & splashbacks
- Basins & vanity units
- Wet rooms
- Shower trays & enclosures
- Kitchen worktops & upstands
What affects the quote in Cairnie
Your quote is based on your job. We look at:
- How much old sealant there is and how hard it is to remove
- The number of rooms or windows
- The type of sealant required
- Any mould that needs treating
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
Asking for a quote
Photos help, but a description is a good start. Try to tell us:
- Any previous sealing or DIY work
- The problem you’ve noticed
- Access, such as stairs, a lift or height
- Photos by email, if that’s easy
We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.
How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Clean with a mild bathroom cleaner and a soft cloth
- Let new sealant cure fully before it gets wet
- Never pick at the silicone with a blade
- Squeegee the walls and tray after use
Give the silicone time to cure before it gets wet, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it. Catching it early keeps it a simple reseal.
What we do, step by step
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, including the tidy-up. Somewhere like Cairnie may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
How to prepare
- Let us know about parking restrictions
- Move anything stored near the joints
- Let us know about earlier repairs to the joints

Advice

Do you need bathroom resealing in Cairnie?
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
Keep an eye out for these signs:
- Leaking joints on a shower screen
- Damp behind the bath or under the tray
- Mouldy sealant that has gone black
- Gaps where the bath or tray has moved
In the older streets around Cairnie Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.
Questions to ask before you book
- Whether they’re fully insured
- Whether they seal over old material or remove it
- Who turns up on the day
- When the joint can take water or movement
Bathrooms and kitchens in Cairnie
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
If you let a flat or house near Huntly station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Why deal with it now?
Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. Water creeps under it and mould follows, and the next reseal means two layers to cut out. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Call for a quick quote and we will go through it with you.
