Can I do it myself?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Regrouting in Insch
Regrouting is usually paired with resealing. Grout is for the joints between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Renewing both together means nothing is left half-done. We work on bathroom floors, shower walls and kitchen splashbacks, and the jobs we see most are floor grout that won’t come clean and corners filled with grout instead of silicone.
For a place like Insch, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
Each job carries a 12-month guarantee, whatever its size.

How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Open a window or run the fan to clear steam
- Look at the sealant in the corners now and then
- Avoid neat bleach and strong acid descalers on grout
- Skip wire brushes and scourers
If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and lets water in.
Grout that’s washing out of a shower shouldn’t be left. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
What the job involves on each surface
Corners and edges
We reseal edges at the same time as regrouting, so everything is renewed at once.
Bathroom floors
If floor grout keeps cracking, the floor may be moving. We look for loose tiles first.
Regrouting around Insch
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
In and around Insch, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

When to call us in Insch
When tiles or the wall behind them move, the grout cracks. That can be a loose tile, a flexing floor or a stud wall, which is why we check the tiles first.
Keep an eye out for these signs:
- Grout in a colour the owner wants to change
- Gaps where the shower grout has gone
- Grout that stays dark however much it’s cleaned
- Cracked or crumbling grout lines
Rented homes near Insch station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What happens on the day
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours, or longer for a fully tiled room, depending on the size of the job. Outside jobs in Insch need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by checking the tiles for any that are loose or hollow.
- Old grout is raked out to a consistent depth without chipping the tiles.
- Dust and debris are vacuumed out of every joint.
- We fill the joints with new grout, then clean the tiles.
- We reseal the internal corners and edges with silicone.

Advice
What affects the quote in Insch
For a quick quote, just ask. What matters most is:
- Any mould that needs treating
- Which sealant suits the joint
- How many rooms, windows or areas are involved
- The number and length of the joints
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.
Asking for a quote
To make quoting easier, let us know:
- Access, such as stairs, a lift or height
- Whether it’s a home or a business

Questions from Insch
Is Insch in your area for regrouting?
Yes. Our work covers the whole of Scotland, and Insch is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.
Do you work for landlords with property near Insch station?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
Will the sealant be renewed as well as the grout?
Generally, yes. The corners and edges should be silicone and doing both at once leaves everything sound.
Should corners be grouted or sealed?
Silicone. Grout belongs between the tiles and moving joints need sealant.
What guarantee comes with the work?
Every job comes with our one-year guarantee, and we are fully insured.
What should I tell you?
Tell us what needs doing and where, plus pictures if you have them. If we need more, we will ask.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
