Remedial sealant in Insch

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours, depending on how many layers have to come out and we leave things clean and tidy. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Mention any leaks or damp you’ve noticed
  • Mention any parking rules near the property

How we handle remedial sealant in Insch

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint won’t last, however tidy it looks. We take it out and use a sealant made for that joint. If you have a second bead peeling off the first and decorators’ caulk around a bath or shower, we can help, on leaking tray & enclosure joints, failed movement joints and botched or over-sealed joints alike.

Bathrooms in smaller places like Insch work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

There’s a 12-month guarantee on every job, whatever its size.

How to look after the new joints

So the new joints stay in good condition:

  • Get the cause of a repeat leak found before resealing
  • Keep movement joints clear of mortar and paint
  • Keep an eye on the ceiling below the bathroom
  • Use a soft cloth, not a scourer, on silicone

Where we have pointed out another fault, have it put right, because the new sealant cannot hold back a problem underneath.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.

What affects the cost of remedial sealant

Call for a quick quote. The main things that affect it are:

  • Any mould that needs treating
  • The old material and how stubborn it is
  • When we can work, for business premises
  • The size of the job

What you pay reflects the work, not guesswork. That is why we ask a few questions first.

Asking for a quote

When you call or email, it’s useful to know:

  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • Photos by email, if that’s easy
  • Whether it’s a home or a business

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. When it suits you, drop us a line at info@mrmastic.co.uk.

What happens if it’s left?

DIY removal often leaves scratches and a film of residue, and the residue left behind stops the next bead bonding. Careful stripping is where most of our time goes. Around Insch, water from a failed joint in an older stone home can soak into timber and plaster.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Do you need remedial sealant in Insch?

How a joint is built matters as much as the product. A bead bonded on three sides, or laid too thick, cannot flex, so it tears when the joint moves. Backing sets the depth and stops that.

Most people get in touch when they notice something like this:

  • Products that weren’t meant for the joint
  • Repeat leaks from the same joint
  • Dark patches showing through the sealant
  • Sealant that came away because the surface wasn’t prepared

In and around Insch, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

When it is not the sealant

It helps to know what we cannot do too:

  • Plumbing leaks behind walls or under trays
  • A cracked shower tray or bath (that needs repair or replacing)
  • Older mastics that may need an asbestos check before removal

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Insch homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
