Insch Fire Rated Sealant
Intumescent and fire-rated sealant around gaps, frames and service penetrations for homeowners, landlords and businesses in Insch. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Holes left by a change of layout
- Gaps filled with a product that isn’t fire-rated
- Fire stopping disturbed by later work
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Fire rated sealant in Insch
Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. Anything unsuitable comes out first and the gap is resealed with a product tested for that use. We work on flats & HMOs, door frames and service penetrations, and people most often call us about gaps flagged on a fire risk assessment and unsealed gaps where pipes and cables go through a wall.
If you look after holiday lets, a guest house or a community building in or near Insch, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
Each job carries a 12-month guarantee, large or small.

How the visit works
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a handful of gaps, and longer for a whole building and we leave things clean and tidy. Outdoor work around Insch depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- Access to each area is agreed so the work can run in order.
- We take out any damaged or unsuitable sealant.
- Dust and loose debris are cleaned from each gap.
- We apply and tool the sealant to the product’s tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
How to prepare

Advice
Insch questions
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Will you come out to Insch?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you work in flats, HMOs and commercial buildings?
Yes, in flats, HMOs, schools, offices and other buildings, occupied or empty. Let us know the building’s hours and we’ll plan the work to suit.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
Can you seal over the old sealant?
No. We remove every bit of old sealant first.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
Can you fill the gap behind a fire door frame?
Yes. Gaps behind architraves are a common job for us. The door and its fittings are a separate job for a door specialist.
Where do you work from?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
For landlords and businesses
Hotels need rooms back in use, so we plan the work room by room. We have worked in hotels as well as homes and businesses.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.
Why it’s worth doing now in Insch
Waiting for the next refit can leave a gap open for years. On its own, sealing it now is a small job and needn’t wait for anything else. In a place like Insch, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
What you get with us
- Any old sealant cut out fully, not covered over
- ARBOMaster approved applicator
- Neat joints and a tidy finish
- Full insurance on every job

What the job involves on each surface
Flats and HMOs
Conversions usually leave a mix of old and new service holes. The gaps on your list are sealed with a fire-rated product.
Linear gaps
Some linear gaps have to cope with movement as well as fire. The product and depth are chosen to suit both, following the tested detail.
Honest limits
A few problems are outside what sealant work can do:
- Deciding what fire stopping a building needs
- Large holes that need a different fire-stopping system
- A wall that is not a fire-resisting element to begin with
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

What else we do in Insch
Common problems we fix in Insch
Many open fire-stopping gaps are made after the building is finished. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service isn’t always sealed again.
People generally contact us when they notice one of these:
- Unsealed gaps around fire door frames
- Holes left by a change of layout
- Linear gaps at the head of walls
- Cracked or shrunken fire-rated sealant
If you let a flat or house near Insch station, any gap left by new services in shared walls should be closed with a fire-rated product.
