How we handle fire rated sealant in Kennethmont
A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. We check the size and the substrate before choosing the product, then the sealant goes in to the depth the product’s details set. We work on flats & HMOs, door frames and plasterboard & masonry, and people most often call us about joints picked up in a fire-stopping survey and open joints along the top of partitions.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

Why act early in Kennethmont
Fire-rated sealants need more care than everyday sealant. How it’s installed changes how it performs, and we work to the product details every time. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Different surfaces, different methods
Door frames
A door can only do its job if the gap behind its frame is sealed too. We seal that gap with a fire-rated sealant suited to the frame and wall.
Service penetrations
A copper pipe, a cable and a plastic pipe can all need different fire-stopping details. We follow the manufacturer’s tested detail for each and we flag any that need another system.
Signs you need fire rated sealant in Kennethmont
In some buildings the gap was filled with the wrong thing in the first place: general-purpose foam, everyday silicone or caulk in a place that needed a tested fire seal. It looks sealed, but it is not fire-rated.
The problems people normally mention when they call include:
- Gaps around pipes and cables through fire-resisting walls
- Damaged fire sealant left by other trades
- Gaps left after a refit or conversion
- Door frames with gaps between frame and wall
Community buildings like Kennethmont Parish Church are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

How we quote for fire rated sealant
There’s no set price list, because jobs vary so much. What we look at:
- The product the joint needs
- How many areas need sealing
- Any mould that needs treating
- Access and height
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and give you a clear quote before any work starts.
Helping us quote
You don’t need to know the technical terms. It helps if you can tell us:
- What’s wrong with the joints now
- Where the job is, and your postcode
- Roughly how big the job is
- Photos by email, if that is easy
We don’t publish a price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To arrange one, email us at info@mrmastic.co.uk.
When it isn’t the sealant
Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:
- A wall that is not a fire-resisting element to begin with
- Issuing a fire rating or certificate for a building
- Large holes that need a different fire-stopping system
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

The process
We work through the job in order: protect, prepare, seal, tidy. Typically it takes from a few hours to a few days, depending on the number of gaps and the access. For a place like Kennethmont, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- We hand over a list of locations and products.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Mention any parking rules near the property
- Mention any leaks or damp you’ve noticed

Your questions about fire rated sealant in Kennethmont
Is Kennethmont within the area you cover?
Yes. Kennethmont is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do Scottish building rules affect fire-rated sealant work in Kennethmont?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
What sealant do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Where do you work from?
Our base is Crawley. We work across South East England, London and Scotland.
Do you do fire sealant around door frames?
Yes. We seal the gap between the frame and the wall with a suitable fire-rated product following the tested details. The door, its seals and closer are for a door specialist.
Are you insured?
Yes, we are fully insured for domestic and commercial work.
Can you match the sealant colour?
Yes. White, clear and grey are common, and other colours are available, and we’ll agree it with you first.
Can ordinary silicone be used in a fire-stopping gap?
No. It looks sealed but won’t perform as fire stopping. Use a product tested for that gap and service and we can apply it for you.
