Fire rated sealant in Aberdeenshire: how it works
Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. We cut out the wrong material and the gap is resealed with a product tested for that use. We work on linear gaps, pipe & cable gaps and flats & HMOs, and the jobs we see most are joints picked up in a fire-stopping survey and cracked or shrunken fire-rated sealant.
All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take from a few hours to a few days, depending on the number of gaps and the access.
- Access to each area is agreed so the work can run in order.
- Old, damaged or unsuitable sealant is removed.
- Gaps are cleaned of dust and loose material.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.

Near you in Peterhead

Fire rated sealant across Aberdeenshire: local notes
From Peterhead, Inverurie and Montrose to its smaller places, Aberdeenshire has workplaces, hotels and schools with joints to look after.
We work across all of Scotland, from the cities to the islands, and Aberdeenshire is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast. In the coastal parts of Aberdeenshire, the sea-facing side of a building takes the most weather, and that’s where sealant normally gives up first. The right product and careful preparation help it last.
Peterhead: In and around Peterhead, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint. Whether the job is in Peterhead itself or nearby, the right material for each joint matters as much as a neat finish.
When something else is needed
In fairness, some problems need a different trade:
- Issuing a fire rating or certificate for a building
- Fire doors that need new seals, closers or hardware
- Large holes that need a different fire-stopping system
For landlords and businesses
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
Landlords and letting agents in Aberdeenshire can book us as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
Why deal with it now?
Items left open on a fire risk assessment tend to come back at the next review. Getting them done and written up gives you evidence that the item was dealt with.
Questions to ask before booking
- What preparation is included
- How long the guarantee is
- Whether the sealant suits the joint
- What happens if they find a problem under the old sealant
How the job changes by surface
Door frames
Frame gaps are generally hidden behind the architrave. We seal any open gap to the product’s tested details so the architrave can be refitted.
Linear gaps
Linear gaps run along the head of walls, at floor edges and between panels. We seal them to the tested detail, with backing where it’s needed.
Common problems we fix in Aberdeenshire
Buildings are refitted and reconfigured over the years. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.
These are the problems we’re asked about most:
- Gaps where walls meet ceilings or slabs
- New service routes left unsealed after building work
- Fire stopping disturbed by later work
- Unsealed gaps where pipes and cables go through a wall
Aberdeenshire: your questions answered
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Where are you based?
We’re a Crawley-based firm. We work across South East England, London and Scotland.
What does fire rated sealant cost?
It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.
Do you do fire sealant around door frames?
Yes. Gaps behind architraves are a common job for us. Doors, seals and closers need a door specialist.
Can new sealant go over the old?
No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Do you have insurance?
Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.
Can tenants book the work?
Of course. Check with your landlord; we can send the quote to them too.
