About our fire rated sealant in Potarch
Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. Anything unsuitable comes out first and reseal with a fire-rated product tested for that kind of gap. If you have standard silicone or caulk in a fire-stopping gap and door frames with gaps between frame and wall, we can put it right.
If you look after holiday lets, a guest house or a community building in or near Potarch, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
All of our work is guaranteed for twelve months, in Potarch and everywhere else we cover.

Landlords, agents and businesses in Potarch
Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.
We work for letting agents and landlords as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
What else we do in Potarch
When to call us in Potarch
Buildings are refitted and reconfigured over the years. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.
Keep an eye out for any of the following:
- Linear gaps at the head of walls
- Sealant items on a fire risk assessment action list
- Open holes round services passing through fire walls
- Gaps filled with a product that isn’t fire-rated
Whether the job is in Potarch itself or nearby, the right material for each joint matters as much as a neat finish.
What to look for in a quote
- Who turns up on the day
- What insurance they hold
- How long to leave it before use
- Whether all the old sealant comes out first
How it works
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take anything from a few hours to several days, depending on how many gaps there are. For a place like Potarch, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- Anything that isn’t fit for the job comes out, and the gap is cleaned.
- We put in whatever backing or fill the product detail specifies.
- The sealant goes in to the depth its detail sets, then it’s tooled off.
- Locations and products are noted so you have them on file.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- On commercial sites, let us know about site rules
- Mention any parking rules near the property

Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Fire rated sealant around Potarch
Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.

Why act early in Potarch
For some gaps, sealant is not the right answer and another system is needed. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap isn’t suitable for sealant, we will tell you. Around Potarch, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
Why Potarch customers choose us

When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Sign-off of the building, which sits with building control or your assessor
- Assessing a building’s fire safety
- Fire doors that need new seals, closers or hardware
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Photograph sealed gaps before they’re covered up
- Check whether a sealant can be painted before decorating over it
- Plan fire stopping into any work that goes through walls or floors
- Get damaged fire seals looked at promptly
Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some cannot and we will tell you which one you have.
An open gap isn’t only a fire issue: they also let noise, draughts and sometimes pests through. Sealing them early helps on every front.
