Fire rated sealant in Ballater

Fire rated sealant for homes and businesses in Ballater

Filling a fire-stopping gap with standard silicone or caulk doesn’t make it fire-rated. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. If you have damaged fire sealant left by other trades and gaps where walls meet ceilings or slabs, we can help, on service penetrations, pipe & cable gaps and linear gaps alike.

In a smaller place like Ballater, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What happens on the day

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes from a few hours to a few days, depending on the number of gaps and the access, depending on the amount of work. Outdoor work around Ballater depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. We remove any old or unsuitable filler and clean the gap.
  3. We put in whatever backing or fill the product detail specifies.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Locations and products are noted so you have them on file.

Preparing for the visit

  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints
  • Plan for the work area to be out of bounds to pets and children

Common problems we fix in Ballater

Gaps also open up as buildings move: cracked or debonded sealant leaves an open route through the wall. Knocks, maintenance and building work damage it further.

Signs it’s time to call us include:

  • Cracked or shrunken fire-rated sealant
  • Gaps left after a refit or conversion
  • Unsealed gaps where pipes and cables go through a wall
  • Linear gaps at the head of walls

For buildings such as Glenmuick Parish Church, older buildings that have had new heating or wiring often have service gaps worth checking.

  • Walls or floors that weren’t built to resist fire

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What affects the quote in Ballater

We quote each job individually. These are the things that affect it:

  • How easy the joints are to reach
  • The number and length of the joints
  • The product the joint needs
  • How many areas need sealing

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before work begins, so you know where you stand.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Whether it has been sealed before
  • Where the job is, and your postcode
  • What’s wrong with the joints now
  • The rough size of the job

For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.

FAQs for Ballater

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you cover smaller places like Ballater?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you do fire sealant around door frames?

Yes. We often seal open gaps hidden behind the architrave. The door and its fittings are a separate job for a door specialist.

Are you insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Do you certify the fire stopping?

We do not issue ratings or certificates ourselves. What’s required is set by your assessor or designer, and the product’s tested details show what it achieves, and we install to them.

Can ordinary silicone be used in a fire-stopping gap?

No. It might close the gap, but it is not a fire-rated seal. Use a product tested for that gap and service, or ask us to do it.

Why act early in Ballater

If an assessor has flagged gaps, it makes sense to close them before the next review. Having them sealed and recorded now means you can show the action was taken. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

What you get with us

  • We never seal over old sealant
  • Anti-fungal sanitary silicone in wet areas
  • Experience in homes, commercial sites and hotels
  • Quality sealants from Arbo and Everbuild

What the job involves on each surface

Linear gaps

Some linear gaps have to cope with movement as well as fire. We choose a product and depth that suit the gap and the movement.

Door frames

A door can only do its job if the gap behind its frame is sealed too. We fill it with a fire-rated product suited to the materials either side.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
