Bathroom resealing in AB35: how it works
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on shower trays & enclosures, baths and kitchen worktops & upstands, and people most often call us about black mould in the silicone that won’t clean off and a reseal done over the top of the old bead.
At the end, we look at the finished work together and explain the cure time. The visit itself usually takes around two hours for one bath or shower, longer for a whole bathroom, depending on the size of the job.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
What affects the price in AB35
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Ask for a quote
Getting a quote is simple: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.
What’s near Ballater
Around Ballater, our work takes us to homes and buildings near Glenmuick Parish Church, among other places. Nearby you’ll also find Abergairn Castle (1.2 miles north-west). The countryside around Ballater includes Loch Kinord and Culblean Hill.
Bathrooms and kitchens across AB35
Homes across AB35 range from older properties to new builds, and in places like Ballater and Braemar there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across AB35.
Ballater: In the older streets around Glenmuick Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. Around Ballater, as everywhere, bathroom resealing is only as good as the preparation behind it.
Work for landlords, hotels and businesses
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.
DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Different surfaces, different methods
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
When it isn’t the sealant
Before you book, it’s worth knowing the limits:
- Cracked or missing grout between tiles (that’s regrouting)
- Cracks in the tray itself rather than the joint
- Loose or hollow tiles, or failed tanking behind them
What we are called out for in AB35
A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, and a tray that isn’t fully bedded can rock. Over time the joint tears or pulls away from the tile.
It’s worth asking for a quote if you see:
- Water getting behind the kitchen upstand
- Failed sealant on the screen profile
- Splits where the tray meets the wall
- Water getting behind the bath panel
Questions from AB35
How much does bathroom resealing cost in AB35?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Do you work for landlords and businesses?
Yes, regularly. Several properties can be quoted together.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and we will quote it together.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
I’m a tenant. Can you help?
Yes. Check with your landlord; we can send the quote to them too.
