About bathroom resealing in PH25
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We’re often asked to deal with a reseal done over the top of the old bead and mouldy sealant that has gone black, across shower trays & enclosures, sinks & splashbacks and wet rooms.
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen in most cases.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Landmarks near Nethy Bridge
Locally, jobs take us to homes and businesses close to Abernethy Old Kirk and Abernethy Parish Church and the streets around them. Bathrooms and kitchens across PH25
PH25 has homes of every age, old and new, with plenty of rented property in places like Nethy Bridge. Sound sealant and clean grout keep water out and rooms looking cared for.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including PH25.
Nethy Bridge: In and around Nethy Bridge, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. For an older house near a landmark such as Abernethy Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
When something else is needed
A few problems are outside what sealant work can do:
- Cracks in the tray itself rather than the joint
- A leaking waste, trap or valve
- Damage behind the tiles that needs a tiler
Landlords, agents and businesses in PH25
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
DIY versus a professional finish
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
How the job changes by surface
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop, so the line doesn’t stand out.
Looking after it afterwards
Aftercare is simple, and it makes a real difference:
- Let new sealant cure fully before it gets wet
- Look for lifting corners and small gaps now and then
- Don’t let bottles sit on the bead
- Squeegee the walls and tray after use
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
Common questions in PH25
Can landlords and businesses book you?
Yes, often. Several properties can go on one quote, and between tenancies is a good time for the work.
Do you guarantee your resealing?
Yes. We give a 12-month guarantee on every job, and we are ARBOMaster approved applicators.
Do you cover PH25?
We do. PH25 is part of the area we cover.
Should I try DIY first?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
My sealant has gone black. Can you sort it?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
How long before the new sealant can get wet?
Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.
