Sealant work in PH23

Bathroom resealing across PH23: what to expect

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Common call-outs are for cracked, shrunken or lifting silicone and failed sealant on the screen profile, on basins & vanity units, kitchen worktops & upstands and wet rooms.

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a couple of hours for a single bath or shower.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, generally around 24 hours.

How we quote

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.

Carrbridge: Around Carrbridge, as everywhere, bathroom resealing is only as good as the preparation behind it. Letting a property close to Carrbridge station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Signs you need bathroom resealing

The wrong product fails fast. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Keep an eye out for these signs:

  • Cracked, shrunken or lifting silicone
  • A joint torn by a bath that flexes
  • Smears of silicone across the tiles
  • A reseal done over the top of the old bead

Why deal with it now?

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it usually comes back. The lasting answer is to remove the bead and start again.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Squeegee the walls and tray after use
  • Look for lifting corners and small gaps now and then
  • Let new sealant cure fully before it gets wet
  • Move toiletries away from the joint

Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.
