Regrouting in Carrbridge, done properly

A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so nothing is ripped out. Common call-outs are for grout that stays dark however much it’s cleaned and kitchen splashback grout stained by grease, across kitchen splashbacks, wet rooms and bathroom wall tiles.

In and around a place like Carrbridge, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Your questions about regrouting in Carrbridge

Do you cover Carrbridge for regrouting?

Yes. Our work covers the whole of Scotland, and Carrbridge is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Do you work for landlords with property near Carrbridge station?

Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

What does regrouting cost?

Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.

Should corners be grouted or sealed?

Silicone. Grout is for the joints between tiles and moving joints need sealant.

How soon can the shower be used after regrouting?

You’ll get a clear time from us before we go. Both the grout and the silicone need time to cure before the shower is used.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

The process

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a shower enclosure, longer for a whole room. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Before we arrive

  • Clear items away from the joints we are working on
  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height

What the job involves on each surface

Bathroom floors

If floor grout keeps cracking, the floor may be moving. We look for loose tiles first.

Shower walls

A shower wall is soaked daily, so its grout takes the most punishment. It’s often the first place grout washes out.

Do you need regrouting in Carrbridge?

Some grout fails because it was mixed or laid badly. If it was mixed too wet or not pressed in firmly tends to wash out early.

Look out for any of the following:

  • Splashback grout that has darkened
  • Old grout in a dated colour
  • Stained grout that cleaning won’t shift
  • Corners filled with grout instead of silicone

Rented homes near Carrbridge station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.

What your quote should include

  • Who does the work, and how experienced they are
  • Whether you can choose the colour
  • Whether they’re fully insured
  • Is VAT in the price?

Choosing a sealant specialist

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

What we can’t put right

In fairness, there are a few things sealant won’t fix:

  • A leaking shower valve or waste
  • A floor or wall that keeps moving
  • Damaged tiles that need replacing

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Carrbridge homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Why deal with it now?

Colouring the surface of old grout is a quick cosmetic fix. They will not fill gaps or keep water out and stains often come back through. A proper regrout puts new grout in the joint. Around Carrbridge, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before work begins, so you know where you stand.
