How bathroom resealing works in PH26
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on baths, wet rooms and kitchen worktops & upstands, and people most often call us about cracked, shrunken or lifting silicone and water getting behind the kitchen upstand.
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take half a day or less for one room, longer when the kitchen is included.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
What you will pay
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Where we work in PH26

Grantown-on-Spey: Whether the job is in Grantown-on-Spey itself or nearby, the right material for each joint matters as much as a neat finish. In and around Grantown-on-Spey, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
DIY versus a professional finish
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Common problems we fix in PH26
No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.
People usually contact us when they notice one of these:
- A bead that has pulled away from the tiles
- Black mould in the silicone that won’t clean off
- A reseal done over the top of the old bead
- A joint torn by a bath that flexes
How we quote for bathroom resealing
Some jobs are bigger than they look, and some smaller. The main factors:
- Any mould that needs treating
- How many areas need sealing
- The number and length of the joints
- How easy the joints are to reach
Doing several joints on one visit normally makes better use of the time than several visits. We will send you a clear quote for the lot.
Asking for a quote
When you contact us, it’s useful to know:
- Whether it has been sealed before
- Access, such as stairs, a lift or height
- Where the property is
- The type of property
Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand, and we will take it from there.
Landlords, agents and businesses in PH26
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.
Different surfaces, different methods
Baths
Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
Your questions about bathroom resealing in PH26
Do I have to be there?
That depends on where the joints are. Inside work needs someone to give us access.
How do I get a quote for bathroom resealing in PH26?
It depends on the job, so we quote each one individually. For a quick quote, email us at info@mrmastic.co.uk and tell us what needs doing and where.
Can landlords and businesses book you?
Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.
How long does a bath or shower reseal take?
It takes a couple of hours for a single bath or shower. We will confirm how long your job needs when we quote.
When can I use the bath or shower again?
We give you the cure time before we leave, and it’s normally around 24 hours. Using it sooner can damage the bead.
Can tenants book the work?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Can mouldy silicone be sorted out?
Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.
