Sand mastic in Grantown-on-Spey: local notes

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Whether the job is in Grantown-on-Spey itself or nearby, the right material for each joint matters as much as a neat finish. In and around Grantown-on-Spey, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

How we handle sand mastic in Grantown-on-Spey

A silicone bead around a sash window can look out of place and is not always the right material. Sand mastic gives a finish that matches the age of the house and we can swap the silicone for it. We work on stone surrounds, sash and case windows and timber door frames, and the jobs we see most are crumbling sand mastic round a window and gaps round a timber door in stone or brick.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

What affects the cost of sand mastic

We quote each job individually. These are the things that affect it:

  • The number of rooms or windows
  • Any mould that needs treating
  • The old material and how stubborn it is
  • Working hours on commercial sites

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.

Asking for a quote

What to tell us when you ask for a quote:

  • Any previous sealing or DIY work
  • Where the property is
  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand.

How it works

We keep the work tidy and contained to the joints we’re treating. The job generally takes a few hours per window, depending on the condition of the joints. Outdoor work around Grantown-on-Spey depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Getting ready for the visit

  • Tell us about any water getting in
  • Mention if the joints have been sealed before
  • Try not to wet indoor joints just before the visit

Advice

When it is not the sealant

A few problems are outside what sealant work can do:

  • Sashes that rattle, stick or won’t open
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Damaged stone surrounds

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Do not paint over the new mastic
  • Take care around the mastic when scraping paint
  • Sort the mastic before the decorators arrive
  • Make sure water runs off the sill

When preparing windows for paint, take care around the mastic. Hard scraping can loosen it.

An open joint round the box lets weather through. The longer it’s left, the more the joint opens.

Why deal with it now?

Before painting the windows, it pays to renew the mastic. Paint over cracked mastic won’t stop the gaps and traditional guidance is to leave the new mastic unpainted. In an older home around Grantown-on-Spey, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Surface by surface

Sash and case windows

Sash windows are where we do most sand mastic work. We renew the mastic round each box.

Stone surrounds

Stone openings are rarely perfectly straight, so the gap isn’t the same all the way round. Sand mastic is shaped by hand to suit.

Grantown-on-Spey questions

What guarantee comes with sand mastic in Grantown-on-Spey?

All our work, in Grantown-on-Spey and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Can you do sand mastic in Grantown-on-Spey?

Yes. We work across all of Scotland, and Grantown-on-Spey is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.

Can tenants book the work?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Can I paint the new mastic?

Sand mastic is normally left unpainted, as guidance on traditional windows advises. Ask us before decorating.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

Should I check with the council before work on a listed or conservation-area home?

Your local planning authority is the one to ask. They decide whether consent is needed.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
