Sand mastic for sash & case windows in Duthil, Highland
Problem with your window and door surrounds in Duthil? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- Patchy fillers round a sash window
- Tired mastic found when preparing windows for paint
- Open joints round the window box
Sand mastic in Duthil, done properly
Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. Out comes the old, loose mastic, the joint is prepared and new mastic is shaped by hand. We are often asked to deal with draughts and rain around sash boxes and mastic dropping out of the joint, across period & listed homes, timber door frames and stone surrounds.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

What sand mastic looks like in Duthil
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
Rented homes near Carrbridge station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.

How the job changes by surface
Sash and case windows
On a sash window, the mastic joint shows on the outside so we finish it carefully.
Stone surrounds
Old stone surrounds are often uneven, so the gap is not the same all the way round. We shape it by hand to follow the stone.
Landlords, agents and businesses in Duthil
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
Questions from Duthil
Is Duthil in your area for sand mastic?
Yes. We work across all of Scotland, and Duthil is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.
Can you help a landlord with a rental near Carrbridge station?
Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Where are you based?
We work from Crawley. We cover Duthil and the rest of Highland.
How long does sand mastic take to harden?
It forms a skin fairly soon, then hardens over a longer period. Timing depends on the weather and the joint.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Should I use sand mastic or silicone?
Sand mastic generally suits period timber windows best. On modern frames, we’d normally use a flexible sealant.
Is consent needed for window work on a listed home?
Check with your local planning authority. They decide whether consent is needed.
Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Broken panes
- Decisions on consent for listed homes
- Rotten sashes, sills or window boxes (a joiner’s job)
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.
Joints and surfaces we work on
- Tenement windows
- Period & listed homes
- Sash and case windows
- Brick reveals
- Stone surrounds
- Timber door frames
What happens if it’s left?
A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic suits the building and blends with the stone or brick. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

What we’re called out for in Duthil
Some old mastic was never deep enough. Mastic that is too thin cracks and drops out, which is why we pack deep voids first and get the depth right.
The problems people usually mention when they call are:
- Window mastic to renew ahead of painting
- Crumbling sand mastic round a window
- Silicone on a period window that looks wrong
- Open joints round the window box
For an older house near a landmark such as Old Parish Church and Churchyard, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

DIY sealant or a professional job?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
What happens on the day
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It generally takes a few hours per window, depending on the condition of the joints. For a place like Duthil, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We check each window surround and the condition of the joint.
- The joint is raked out and cleaned.
- Large voids are packed out.
- We point the joint with sand mastic by hand.
- We finish the mastic to a tidy line.
