What we do, step by step
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take anything from a few hours to several days, depending on how many gaps there are. For a place like Duthil, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- We measure every gap and note what it’s in and what passes through.
- Unsuitable material such as ordinary foam or silicone is cut out and the faces cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- We hand over a list of locations and products for your records.
How to prepare
- On commercial sites, let us know about site rules
- Tell us about any water getting in
- Move anything stored near the joints

Fire rated sealant in Duthil
We don’t assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. We’re often asked to deal with gaps flagged on a fire risk assessment and standard silicone or caulk in a fire-stopping gap, across flats & HMOs, service penetrations and pipe & cable gaps.
For holiday lets, guest houses and community buildings in or near Duthil, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Fire rated sealant around Duthil
Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.
For landlords with property near Carrbridge station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through. Community buildings like Old Parish Church and Churchyard are part of the picture too: gaps around pipes and cables are worth checking after any building work there.

What we cannot put right
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Fire doors that need new seals, closers or hardware
- Openings too large for sealant, which need batts, boards or another system
- Certifying a building or signing off its fire safety
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.
What we seal

DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
What affects the quote in Duthil
You’ll get a clear quote before work begins. It’s based on:
- Whether the work is at height
- The type of sealant required
- When we can work, for business premises
- The number of rooms or windows
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What to tell us for a quote
Before you ask for a quote, have a think about:
- If someone has resealed it before
- How many joints, rooms or windows are involved
- What’s wrong with the joints now
- A few pictures by email, if you can
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.
For landlords and businesses
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
If you manage several properties in or around Duthil, several properties can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

Aftercare tips
Joint life depends on how it’s used and looked after. We suggest:
- Tell trades working in the building that fire seals must be put back
- Do not paint over fire sealant until it has cured
- Report cracked or damaged seals as soon as you notice them
- Allow for resealing whenever new services are run
Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some can’t.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is generally a straightforward job.
How the job changes by surface
Linear gaps
Head-of-wall gaps are often hidden above suspended ceilings. We work along the whole run leaving no stretch unsealed.
Masonry and concrete
Holes through concrete and block are rarely neat. We check the gap size around the service against the product’s tested range.
Your questions about fire rated sealant in Duthil
How do Scotland’s building regulations apply to fire-rated sealant in Duthil?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Do you cover smaller places like Duthil?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Where is Mr Mastic based?
Our base is in Crawley, and we work across South East England, London and Scotland.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Do you take on fire stopping in schools and offices?
Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Tell us how the building is used and we’ll plan around it.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
