Remedial Sealant in Duthil
Removing failed, mouldy or leaking sealant and putting it right for householders, landlords and businesses in Duthil. Fully insured, ARBOMaster approved and guaranteed for a year.
- Kitchen joints letting water behind the worktop
- Sealant applied over old sealant that has lifted
- Wide, uneven beads that look worse than the old ones
How we handle remedial sealant in Duthil
Remedial jobs in Duthil usually fall into a few patterns: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. Each is stripped back and done again properly. Common call-outs are for thick, messy sealant smeared over tiles and black mould underneath the bead, across mouldy bath & shower sealant, shrunken worktop sealant and expansion joints.
Bathrooms in smaller places like Duthil work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
We stand behind the work with a 12-month guarantee, so you are covered after we’ve gone.

When something else is needed
We’ll always be straight with you, so here’s what sealant can’t fix:
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- A leaking trap, valve or supply pipe
- Failed tanking or loose tiles behind the sealant
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

What happens on the day
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes a few hours for a typical bath or shower, longer where several layers have been applied, depending on the amount of work. Somewhere like Duthil may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.
Before we arrive
- Tell us about any previous sealing or DIY attempts
- Tell us about any water getting in
- Mention any parking rules near the property

Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Air the bathroom so the sealant can dry
- Never seal over old silicone
- Get the cause of a repeat leak found before resealing
- Check trays and worktops do not move
Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.
Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.
Different surfaces, different methods
Windows & doors
Failed frame mastic is often hard, cracked and in several layers. All of it is cut out and the frame and wall cleaned.
Worktops & kitchens
A loose worktop splits its sealant. That needs refixing before resealing, which we will point out.
Bathrooms and kitchens in Duthil
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
Rented homes near Carrbridge station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. If you live in an older home near Old Parish Church and Churchyard, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How we quote for remedial sealant
Every job gets its own quote. This is what makes a difference:
- Any working-time requirements on site
- Whether the work is at height
- Whether old sealant or filler has to be cut out
- The number of rooms or windows
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- Where the job is, and your postcode
- Photos by email, if that is easy
- Whether it has been sealed before
- How we’d reach the joints
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, email us at info@mrmastic.co.uk.

Why act early in Duthil
DIY removal often leaves scratches and a film of residue, and the residue left behind stops the next bead bonding. Careful stripping is where most of our time goes. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
