Duthil Window Mastic
Problem with your window and door frames in Duthil? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- Cracked sealant at the sill ends
- Water coming in at the bottom corners of a door
- Gaps left after new windows were fitted
Window mastic in Duthil, done properly
Frames and walls don’t move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. Common call-outs are for whistling draughts around closed windows and damp patches on the reveal after heavy rain, across timber windows & doors, window sills and uPVC windows.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Each job carries a 12-month guarantee, large or small.

What the job involves on each surface
uPVC windows
Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.
Patio & French doors
Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.
Keeping the joints in good condition
Looking after new joints is easy:
- Make sure the drainage slots are not blocked
- Keep paint and stain on wooden frames in good order
- Check the mastic once a year
- Use gentle cleaners on frames and sealant
Most silicone sealants will not take paint, so mention any painting plans before any work starts. We can use a paintable sealant where that matters.
A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
When it is not the sealant
We won’t take on work that will not last, so here’s what sealant can’t put right:
- Damp coming through the wall itself rather than the frame joint
- Soft or decayed wood in the frame
- A failed sealed unit that has misted up
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

How it works
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a handful of frames, longer for a whole house. Outdoor work around Duthil depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- Clear the area around the work
- Let us know about earlier repairs to the joints
- Tell us if parking is tricky

Duthil homes and the weather
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Letting a property close to Carrbridge station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Why deal with it now?
If you are painting or rendering, reseal at the same time. Fresh joints finish the job neatly. Around Duthil, water from a failed joint in an older stone home can soak into timber and plaster.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

FAQs for Duthil
Do you cover smaller places like Duthil?
Yes, Duthil is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
I let a flat near Carrbridge station. Can you help?
Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Will it make a mess?
Tidy work is part of the job. Nearby surfaces are protected.
Will resealing my frames help with draughts?
In many cases. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.
Can new sealant go over the old?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.
Can you seal the gap between the frame and the plaster indoors?
Yes. Inside, the joint between frame and plaster is sealed neatly.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area.
How long should I leave it?
That depends on the sealant used, so follow the cure time we give you.
Signs you need window mastic in Duthil
A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.
Signs it’s time to call us include:
- Cracked internal joints between frame and plaster
- Leaking joints at the ends of sills
- Rain getting in at the frame or under the sill
- Sealant in the wrong colour for the frame
If you live in an older home near Old Parish Church and Churchyard, the joint between an old wall and a newer frame is normally the first place rain gets in.
What to look for in a quote
- Which sealant they’ll use, and why
- Whether they seal over old material or remove it
- When the joint can take water or movement
- How the joint is cleaned and prepared
