Window & door mastic in Dulnain Bridge, Highland

Window and door frames in Dulnain Bridge need attention? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.

  • A bead that does not match the frame
  • Draughty joints inside around the window

Window mastic for Dulnain Bridge homes and businesses

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Window mastic in Dulnain Bridge

Homes in Dulnain Bridge have every kind of window: from uPVC casements to timber and aluminium, plus patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. If you are dealing with mastic that’s falling out in pieces and hard, cracked sealant around windows, we can help.

Mastic can only go onto a dry joint, so outside work in Dulnain Bridge depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

All our work comes with a 12-month guarantee.

Dulnain Bridge: your questions answered

Is Dulnain Bridge in your area for window mastic?

Yes, Dulnain Bridge is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Is window mastic in Dulnain Bridge guaranteed?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

When is the sealant fully cured?

Different products cure at different speeds, so please follow the time we give you when we finish.

Can you reach windows above the ground floor?

Yes, as long as they can be reached safely. Let us know about access when you ask for a quote and we will plan for it.

Can landlords and businesses book you?

Yes, often. Several properties can go on one quote, and between tenancies is a good time for the work.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us.

Can I paint over the new sealant?

Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

What happens on the day

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours for a few frames, or a day or more for a whole house. Around Dulnain Bridge, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Before we arrive

  • Mention if the joints have been sealed before
  • For business premises, tell us about site rules or sign-in
  • Mention any leaks or damp you’ve noticed

Advice

What happens if it’s left?

Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic usually deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we’ll tell you. In an older home around Dulnain Bridge, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Why book with us

  • 20+ years of sealant experience
  • Arbo and Everbuild products
  • We agree the colour with you first

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Check the mastic once a year
  • Clear any debris from frame drain holes
  • Avoid harsh chemicals near the mastic
  • Don’t aim a pressure washer at the joints

Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

Dulnain Bridge homes and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Around Dulnain Bridge, as everywhere, window mastic is only as good as the preparation behind it.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

When to call us in Dulnain Bridge

Every frame moves through the day. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. A sealant that can’t keep up eventually tears.

Most people get in touch when they notice something like this:

  • Rushed sealant from a window installation
  • Cracked sealant at the sill ends
  • Gaps between the frame and the inside reveal
  • Old mastic that has gone black or come away

Whether the job is in Dulnain Bridge itself or nearby, the right material for each joint matters as much as a neat finish.

Questions to ask before you book

  • Whether VAT is included
  • How long the guarantee is
  • How the surfaces are prepared before sealing
  • When the joint can take water or movement

10 questions to ask before booking

What affects the cost of window mastic

Your quote is based on your job. We look at:

  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing
  • Whether the work is at height
  • The size of the job

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Helping us quote

You do not need to know the technical terms. Just tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job
  • How we’d reach the joints
  • If it’s domestic, commercial or a hotel

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will talk you through the work.
