Fire rated sealant for Dulnain Bridge homes and businesses

Fire rated sealant in Dulnain Bridge

Door frame gaps, linear joints and holes around services all have their own details. We check the size and the substrate before choosing the product, then apply it to the depth its tested detail calls for. We work on plasterboard & masonry, flats & HMOs and linear gaps, and the jobs we see most are holes left by a change of layout and joints picked up in a fire-stopping survey.

For holiday lets, guest houses and community buildings in or near Dulnain Bridge, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

A one-year guarantee comes as standard.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What affects the quote in Dulnain Bridge

Your quote is based on your job. We look at:

  • Whether old sealant or filler has to be cut out
  • The size of the job
  • Mould in or behind the old joints
  • How many areas need sealing

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

What to tell us when you ask for a quote:

  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking
  • A few pictures by email, if you can
  • Roughly how big the job is

To get a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear price before any work starts.

Why it’s worth doing now in Dulnain Bridge

Doing it once, properly, beats doing it twice. If the details weren’t followed, the seal may need redoing when the building is next checked. In an older home around Dulnain Bridge, damp from a failed joint can get into timber and plaster.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Why choose Mr Mastic in Dulnain Bridge

  • 4.9 on Google from 180+ five-star reviews
  • Anti-fungal silicone where joints get wet

What we’re called out for in Dulnain Bridge

Lots of unsealed gaps appear long after the building was completed. New cables, pipes and data runs go through walls and ceilings and the hole round the new service isn’t always sealed again.

Signs it’s time to call us include:

  • Holes left by a change of layout
  • Gaps where walls meet ceilings or slabs
  • Unsealed gaps where pipes and cables go through a wall
  • Unsealed gaps around fire door frames

Whether the job is in Dulnain Bridge itself or nearby, the right material for each joint matters as much as a neat finish.

Questions to ask before booking

  • When the joint can take water or movement
  • Whether VAT is included
  • Whether all the old sealant comes out first
  • What insurance they hold

Our hiring checklist

Dulnain Bridge: your questions answered

Do you cover Dulnain Bridge for fire rated sealant?

Yes. Our work covers the whole of Scotland, and Dulnain Bridge is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can you do several jobs on one visit?

Yes. Just list everything you need and we will quote it together.

How long will you be here?

As a guide, most jobs take anything from a few hours to several days, depending on how many gaps there are. Bigger jobs take longer.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Can you tell me how many minutes the seal will last?

That isn’t something we state or certify. Your specification sets the requirement, and we apply a product tested for it.

Do you provide details of the products used?

Yes. Locations and products are written up when we finish. If you need photos or a set layout, ask when you get a quote.

What we can’t put right

New sealant can’t fix everything, and we’ll tell you before we start. It won’t solve:

  • Fire risk assessments, which need a qualified assessor
  • Sign-off of the building, which sits with building control or your assessor
  • Doors that are not fire doors in the first place

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Plasterboard & masonry
  • Service penetrations
  • Flats & HMOs
  • Pipe & cable gaps
  • Linear gaps
  • Door frames

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a handful of gaps, and longer for a whole building and we leave things clean and tidy. Outside jobs in Dulnain Bridge need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Locations and products are noted so you have them on file.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any water getting in
  • Keep children and pets away from the work area

How to get a quote

We quote each job on its own, so the first step is telling us about yours. Simply send an email to info@mrmastic.co.uk and describe the job, and photos are welcome.

Advice

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Keep photos of seals that will be hidden
  • Flag any open gap you spot round a pipe or cable
  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • Plan fire stopping into any work that goes through walls or floors

Do not add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. Ask us if you’re not sure which product was used.

Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole and the job gets bigger.
