DIY versus a professional finish
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
About our fire rated sealant in Cromdale
Deciding which gaps need fire stopping is not our role; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. We work on linear gaps, flats & HMOs and pipe & cable gaps, and common reasons people get in touch are new service routes left unsealed after building work and open joints along the top of partitions.
In a smaller place like Cromdale, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
All our work comes with a 12-month guarantee, wherever you are in Highland.

What else we do in Cromdale
What happens if it’s left?
If an assessor has flagged gaps, it makes sense to close them before the next review. Getting them done and written up gives you evidence that the item was dealt with. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

How to look after the new joints
How long the joints last depends on use and care. We suggest:
- File the fire-stopping record where your assessor can find it
- Do not paint over fire sealant until it has cured
- Get damaged fire seals looked at promptly
- Ask every contractor to reseal any fire stopping they disturb
Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is normally a straightforward job.
Fire rated sealant in Cromdale: local notes
Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.
Community buildings like Cromdale Parish Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

Signs you need fire rated sealant in Cromdale
Much fire stopping is hidden: in ceiling voids, service risers and behind boxing. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.
These are the problems we are asked about most:
- Damaged fire sealant left by other trades
- Gaps filled with a product that is not fire-rated
- Old fire sealant that has split or come away
- Open gaps behind door architraves
In and around Cromdale, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.

Landlord and commercial work in Cromdale
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.
The process
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a handful of gaps, and longer for a whole building, and the area is left clean. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- Before starting, we go through the specification or action list with you.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed and the faces cleaned.
- The specified fire-rated sealant goes in over any backing its detail requires.
- Every location is recorded with the product used.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- Clear the area around the work
- Mention any tricky access

FAQs for Cromdale
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Do you cover smaller places like Cromdale?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is it OK to seal over old sealant?
No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.
Is there a guarantee?
Yes, for a year. If there’s a problem with our work in that time, tell us and we will put it right.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Can you tell me how many minutes the seal will last?
We do not issue ratings or certificates ourselves. What’s required is set by your assessor or designer, and the product’s tested details show what it achieves; we install to those details and record what we did.
Do the sealants smell?
There can be a smell while the sealant cures. Opening a window helps.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
What affects the cost of fire rated sealant
We quote each job individually. This is what makes a difference:
- Mould in or behind the old joints
- Working hours on commercial sites
- How many areas need sealing
- Whether the work is at height
Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
Helping us quote
When you call or email, it’s useful to know:
- Pictures of the joints, sent by email
- Any access issues, like height or stairs
- The address or postcode of the job
- The type of property
Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we will explain what’s involved.
