What we can’t put right

We’d rather tell you now than do work that will not last, so these are the limits:

  • Problems with the door itself rather than the gap around the frame
  • Walls or floors that weren’t built to resist fire
  • Sign-off of the building, which sits with building control or your assessor

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Fire rated sealant in Tomintoul

Filling a fire-stopping gap with standard silicone or caulk does not make it fire-rated. Anything unsuitable comes out first and the gap is resealed with a product tested for that use. We are often asked to deal with sealant items on a fire risk assessment action list and cracked or shrunken fire-rated sealant, on linear gaps, door frames and service penetrations.

For a place like Tomintoul, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.

You’re covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Get damaged fire seals looked at promptly
  • Keep the record of products and locations with your fire safety documents
  • Tell trades working in the building that fire seals must be put back
  • Include fire stopping when you schedule refits

Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole and the list grows.

What the job involves on each surface

Service penetrations

Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. The sealant is chosen for what passes through and how wide the gap is.

Plasterboard walls

We check that the board around the gap is sound. Crumbling edges are cleaned back before the sealant goes in.

Tomintoul questions

Do you cover Tomintoul for fire rated sealant?

Yes. We work across all of Scotland, and Tomintoul is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Is Tomintoul within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

I rent my home. Can I book you?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you do fire sealant around door frames?

Yes. We often seal open gaps hidden behind the architrave. The door and its fittings are a separate job for a door specialist.

Commercial buildings in Tomintoul

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.

For jobs in and around Tomintoul, choosing the right material for each joint is as important as a tidy finish. Around Tomintoul, as everywhere, fire rated sealant is only as good as the preparation behind it.

What we do, step by step

We bring everything the job needs with us. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on how many gaps there are. Outside jobs in Tomintoul need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

  • Let us know about parking restrictions
  • For indoor joints, keep the area dry beforehand if you can
  • Plan for the work area to be out of bounds to pets and children

Advice

Why act early in Tomintoul

Squirting in whichever sealant is nearest does not make a fire seal. Fire-rated products are tested in set gap sizes, depths and substrates, so both the product and the method matter. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

How we quote for fire rated sealant

Your quote is based on your job. We look at:

  • Any working-time requirements on site
  • Access and height
  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Any previous sealing or DIY work
  • A few photos by email, if you can
  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business

Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will come back to you with a quote.
