Window & door mastic in Tomintoul, Moray
Our applicators work in Tomintoul on mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Damp patches on the reveal after heavy rain
- Mastic that has split away from the wall
- Cold air getting in at the frame edge
How we handle window mastic in Tomintoul
The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. Common call-outs are for gaps between the frame and the inside reveal and water coming in at the bottom corners of a door, on patio & French doors, composite doors and aluminium frames.
Mastic can only go onto a dry joint, so outside work in Tomintoul depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
Each job carries a 12-month guarantee, whatever its size.

What happens on the day
Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes most of a day for a typical house, less for a few frames. Around Tomintoul, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
Getting ready for the visit
- Mention any tricky access
- Tell us about any previous sealing or DIY attempts
- On commercial sites, let us know about site rules

Windows and doors in Tomintoul
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
In and around Tomintoul, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

What happens if it’s left?
Choosing the product is half the job. Interior caulk and bathroom silicone are not made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
Why Tomintoul clients choose us
- More than 20 years in sealant work

- Homes, businesses and hotels
- A choice of colours where the product allows

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Look round the frames every year or so
- Keep timber frames painted
- Do not paint over the silicone
- Keep solvents and bleach off the sealant
Most silicone sealants won’t take paint, so mention any painting plans before work begins. We can use a paintable sealant where that matters.
Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.
Do you need window mastic in Tomintoul?
Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.
The problems people generally mention when they call are:
- Old mastic that has gone black or come away
- Cracked sealant at the sill ends
- A bead that doesn’t match the frame
- Rain getting in at the frame or under the sill
Whether the job is in Tomintoul itself or nearby, the right material for each joint matters as much as a neat finish.
Questions to ask before booking

How we quote for window mastic
There’s no set price list. What we look at:
- Mould in or behind the old joints
- Any working-time requirements on site
- Whether old sealant or filler has to be cut out
- Whether the work is at height
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

A handful of frames is a short visit, while a whole house takes longer. We confirm the timing with your quote.

How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used before we leave.
