What affects the cost of window mastic
For a quick quote, just ask. The main things that affect it are:

- Any mould that needs treating
- Access and height
- The old material and how stubborn it is
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

About our window mastic in Nethy Bridge
Frames and walls do not move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. If you are dealing with mastic that’s falling out in pieces and gaps between the frame and the inside reveal, we can put it right, whatever the surface.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Big or small, it’s backed by our 12-month guarantee in Nethy Bridge and across Highland.

Common problems we fix in Nethy Bridge
Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, and it lets go sooner than it should.
Most people get in touch when they notice one of these:
- Untidy mastic left by window fitters
- Whistling draughts around closed windows
- Gaps between the frame and the inside reveal
- A bead that does not match the frame
In the older streets around Abernethy Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
What your quote should include
- Are they insured?
- Who turns up on the day
- How long the guarantee is
- How hidden problems are handled
Landlord and commercial work in Nethy Bridge
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Nethy Bridge: your questions answered
Do you cover smaller places like Nethy Bridge?
Yes, Nethy Bridge is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is Nethy Bridge in your area for window mastic?
Yes. Our work covers the whole of Scotland, and Nethy Bridge is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Are you fully insured?
Yes, we are fully insured.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Do you work on first-floor windows?
Yes, in most cases. We plan safe access before the job.
Can landlords and businesses book you?
Yes. As well as householders, we work for landlords, agents, businesses and hotels across Highland.
Can you do the inside joint as well?
Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
How the visit works
Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of frames, longer for a whole house. Outdoor work around Nethy Bridge depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
Preparing for the visit
- Plan for the work area to be out of bounds to pets and children
- Let us know if you’ve seen damp or leaks
- Mention if the joints have been sealed before

Advice
Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Nethy Bridge homes and the weather
Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

How to look after the new joints
Aftercare is simple:
- Keep jet washers away from the mastic
- Air rooms to keep condensation down around windows
- Look round the frames every year or so
- Keep paint and stain on wooden frames in good order
Most silicone sealants will not take paint, so mention any painting plans before any work starts. We can use a paintable sealant where that matters.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.
What the job involves on each surface
Window sills
Sills catch the water running down the glass, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.
Composite doors
Draughts round the door leaf usually come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.
