Bathroom resealing for Nethy Bridge homes and businesses

How we handle bathroom resealing in Nethy Bridge

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. If you have gaps between the worktop and the wall and sealant that has split, shrunk or peeled away, we can help.

In and around a place like Nethy Bridge, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

Surface by surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

What affects the cost of bathroom resealing

There’s no set price list, because no two jobs are the same. What we look at:

  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • Working hours on commercial sites

The cost reflects the work involved, not guesswork. That’s why we ask about the job first and give you a clear price before we start.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • If someone has resealed it before
  • Any access issues, like height or stairs
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode

Getting a quote is simple: tell us what needs doing and where. A few photos by email make the job easier to understand.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Open a window or run the fan so the room dries
  • Dry worktop joints after washing up
  • Check the joints every few months for splits or lifting
  • Wipe the sealant dry after showering

Keep water off the new bead until it has cured, which is normally around 24 hours. After that, a quick wipe after showering helps keep it clean.

Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

For landlords and businesses

We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Nethy Bridge homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you live in an older home near Abernethy Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

What we do, step by step

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes around two hours for one bath or shower, longer for a whole bathroom. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Mention any tricky access
  • Mention any parking rules near the property
  • Let us know about earlier repairs to the joints

Advice

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Common problems we fix in Nethy Bridge

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

Signs it’s time to call us include:

  • Sealant that has split, shrunk or peeled away
  • Black spots spreading through the bead
  • New sealant laid over old sealant that is now lifting
  • Gaps where the bath or tray has moved

In and around Nethy Bridge, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

What your quote should include

  • Whether all the old sealant comes out first
  • How the colour is chosen
  • What the quote includes, VAT included or not
  • Who does the work, and how experienced they are

Common questions in Nethy Bridge

Is Nethy Bridge in your area for bathroom resealing?

Yes, Nethy Bridge is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Will you come out to Nethy Bridge?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we’re using.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status.

My sealant has gone black. Can you sort it?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

When can I use the bath or shower again?

We give you the cure time before we leave, and it’s generally around 24 hours. Getting it wet too early can spoil the new joint.
