What affects the quote in Braemar

For a quick quote, just ask. What matters most is:

  • Mould in or behind the old joints
  • How many areas need sealing
  • The number and length of the joints
  • Access and height

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • How many joints, rooms or windows are involved
  • Photos by email, if that is easy
  • Whether it’s a home or a business
  • Where the job is, and your postcode

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.

About our bathroom resealing in Braemar

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Common call-outs are for damp behind the bath or under the tray and gaps where the bath or tray has moved, across baths, wet rooms and basins & vanity units.

A bathroom in a place like Braemar gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Big or small, it’s backed by our 12-month guarantee.

Signs you need bathroom resealing in Braemar

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

These are the problems we are asked about most:

  • Gaps where the bath or tray has moved
  • Damp behind the bath or under the tray
  • Leaking joints on a shower screen
  • Black mould in the silicone that will not clean off

Around Braemar, as everywhere, bathroom resealing is only as good as the preparation behind it.

When it isn’t the sealant

It helps to know what we can’t do too:

  • Failed grout lines across the wall
  • A tray that rocks until it’s re-bedded
  • Loose or hollow tiles, or failed tanking behind them

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Shower trays & enclosures
  • Wet rooms
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Basins & vanity units

Why it’s worth doing now in Braemar

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Why us?

  • White, clear, grey or another colour, product permitting
  • Trusted Arbo and Everbuild sealants

Keeping the joints in good condition

So the new joints stay in good condition:

  • Keep an eye on the corners, where splits start
  • Dry worktop joints after washing up
  • Do not let bottles sit on the bead
  • Avoid abrasive pads on the sealant

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

What bathroom resealing looks like in Braemar

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

For an older house near a landmark such as Braemar Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

The process

At the end, we look at the finished work together and explain the cure time. The visit itself usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on how much there is to do. Outdoor work around Braemar depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Tell us if parking is tricky
  • Tell us about any water getting in

Surface by surface

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
