Window mastic in Braemar

Window mastic in Braemar

If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through and quietens the whistle on windy days. If the draught is through the window seals instead, we’ll tell you. We’re often asked to deal with untidy mastic left by window fitters and whistling draughts around closed windows, across timber windows & doors, uPVC windows and patio & French doors.

Mastic can only go onto a dry joint, so outside work in Braemar depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

You get a one-year guarantee, the same in Braemar as everywhere else we work.

Questions from Braemar

Do you cover Braemar for window mastic?

Yes. We work across all of Scotland, and Braemar is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Is Braemar within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is the new sealant paintable?

Not generally, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Braemar.

Will new mastic stop draughts?

Yes, if the air is getting in around the frame. If it’s coming through the window seals, we’ll tell you.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Do you have insurance?

Yes. We’re fully insured.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Walk round the house once a year and look at the joints
  • Don’t paint over the silicone
  • Make sure the drainage slots are not blocked
  • Avoid blasting the frames with a pressure washer

Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

What window mastic looks like in Braemar

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

In and around Braemar, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Honest limits

We won’t take on work that will not last, so these are the limits:

  • Damp coming through the wall itself rather than the frame joint
  • Faulty window hardware
  • A frame that has rotted at the joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Window sills
  • Timber windows & doors
  • Composite doors
  • Patio & French doors
  • uPVC windows
  • Aluminium frames

What happens on the day

Before we leave, we go over the finished joints with you. The visit itself generally takes anything from an hour or two to a full day, depending on how many frames there are, depending on the size of the job. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Let us know if you’ve seen damp or leaks
  • Keep children and pets away from the work area

Common problems we fix in Braemar

Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.

Common reasons people contact us are:

  • Draughts coming in around windows and doors
  • Gaps where the sill meets the wall
  • White mastic on grey or black frames
  • Untidy mastic left by window fitters

For an older house near a landmark such as Braemar Parish Church, the joint between an old wall and a newer frame is usually the first place rain gets in.

What your quote should include

  • How hidden problems are handled
  • Which sealant they’ll use, and why
  • What guarantee comes with the work
  • How much experience the applicator has

Choosing a sealant specialist

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

Why it’s worth doing now in Braemar

The work is quick compared with the damage it prevents: the visit takes a morning for a couple of windows and a door. Leave it until water is coming in and you may need plastering and decorating as well. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Why choose Mr Mastic in Braemar

  • White, clear, grey or coloured to suit, where the product allows
  • We agree the colour with you first
  • Experience in homes, commercial sites and hotels
  • Colour picked to suit the job

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
