New build mastic in Braemar

In a new home, every joint should have a clean, even bead. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water reaches anything behind it. We work on skirting & floors, bathrooms & en suites and windows & doors, and the jobs we see most are cracks appearing as a new home settles and sealant applied over dusty or wet surfaces.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Quotes for new build mastic in Braemar

Some jobs are bigger than they look, and some smaller. The main factors:

  • When we can work, for business premises
  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out
  • The size of the job

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What we need to know

What new build mastic looks like in Braemar

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

Whether the job is in Braemar itself or nearby, the right material for each joint matters as much as a neat finish. In and around Braemar, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Braemar is about 29 miles north of Blairgowrie and Rattray, in Aberdeenshire. From the centre of Braemar to the outskirts, new build mastic is available for homes and businesses alike. Braemar is one of 161 places in Aberdeenshire where we work. We also work in Dundee, around 40 miles away.

Every address in AB35 is within our area for new build mastic. If you need new build mastic at a property on Cluniebank Road, Balnellan Road and Invercauld Road or anywhere close by, we can help. Nearby, we also carry out new build mastic in Spittal of Glenshee (13 miles south), Ballater (14 miles east), Tomintoul (17 miles north), Coylumbridge (19 miles north-west) and Nethy Bridge (20 miles north-west).

What we do, step by step

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes a few hours in a single home for a typical job. Outside jobs in Braemar need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. Each joint is checked for movement before we start.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Move anything stored near the joints
  • Mention if the joints have been sealed before

Advice

Why deal with it now?

A quick bead over the top of the old sealant can look fine at first, but it will not bond to the old layer. Taking it all out and starting again is the only way to get a lasting seal. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

When something else is needed

In fairness, some problems need a different trade:

  • Broken tiles or a split tray

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Keep photos and emails about snagging items
  • Wait for the cure time before using a resealed shower
  • Clean sealant with mild detergent, not abrasives
  • Check bath and shower seals every few months as the house settles

Follow the cure time we give you before the area gets wet. Silicone is generally left for about a day to cure enough for use.

If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.

Yes. We cut out all the old sealant and clean the joint before resealing.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Can you reseal over the builder’s sealant?

No. We always remove the existing bead, the joint cleaned and primed where needed, and a new bead applied.

Is it messy?

We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
