New build mastic near Badenoch

New build mastic for homes and businesses in Badenoch

We work in new homes and on new-build sites across Badenoch. Whether it’s one en suite or a run of plots, the method is the same: remove, clean, prime where needed, then a neat new bead. We work on skirting & floors, windows & doors and show homes, and the jobs we see most are smeared, uneven beads picked up at snagging and cracked sealant around new window and door frames.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

Every job is covered by a one-year guarantee.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Common problems we fix in Badenoch

The first winter with the heating on dries a new home quickly. Skirting, frames and worktops pull away slightly and cracked sealant shows up.

Any of these means the joints need attention:

  • Second-fix sealing on new plots
  • Sealant applied over dusty or wet surfaces
  • Skirting joints opening in the first winter
  • Worktop and upstand sealant coming away

In and around Badenoch, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

What your quote should include

  • How the surfaces are prepared before sealing
  • When the joint can take water or movement
  • What product goes in the joint
  • Whether all the old sealant comes out first

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • Structural cracks in walls or ceilings
  • Your warranty claim itself, which is between you and the builder
  • A tray or bath that is not properly supported, until it’s fixed

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

  • Bathrooms & en suites
  • Show homes
  • Kitchens
  • Plot handovers
  • Skirting & floors
  • Windows & doors

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to several days, depending on the number of plots. For a place like Badenoch, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. We cut out every bit of the failed or messy sealant.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. We check every joint and tell you how long each needs to cure.

Getting ready for the visit

  • Clear items away from the joints we’re working on
  • Mention any leaks or damp you’ve noticed
  • Mention any tricky access

Badenoch questions

Can you help a landlord with a rental near Aviemore station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Do you cover smaller places like Badenoch?

Yes, Badenoch is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

How long will you be here?

That depends on how much there is to do, but most jobs take anything from a few hours to several days, depending on the number of plots. We will tell you when we quote.

Do you use white or clear sealant?

We use white, clear or a colour to suit the finishes. Tell us what you’d like when you get a quote.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all.

What does new build mastic cost?

Every job is different, so each one gets its own quote. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

Do you have insurance?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

How we quote for new build mastic

You’ll get a clear quote before we start. It’s based on:

  • The number and length of the joints
  • Any mould that needs treating
  • Access and height
  • The number of rooms or windows

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business
  • Pictures of the joints, sent by email
  • How we’d reach the joints

To get a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.

Leave it or put it right?

Sealant done properly at handover means fewer callbacks. Every return visit for a failed seal takes time and most come down to preparation. In an older home around Badenoch, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

What you pay reflects the work, not a rough estimate. That is why we ask about the job first.

Why us?

  • Anti-fungal sanitary silicone in wet areas
  • We agree the colour with you first
  • Rated 4.9 stars on Google
  • Arbo and Everbuild products
