Newtonmore New Build Mastic
Our applicators work in Newtonmore on plot mastic for developers and snagging failed sealant in new homes. Old sealant removed completely, joints prepared properly.
- Joints pulling apart as timber shrinks
- Untidy sealant flagged on a snagging list
- New-build shower sealant that has already split
What the job involves on each surface
Bathrooms and en suites
En suite seals are easy to miss on a snagging list until they leak. Resealing properly keeps water where it belongs.
Windows and doors
The gap between a new frame and its plaster reveal often opens up. We remove cracked sealant and apply a flexible one in a matching colour.
How we handle new build mastic in Newtonmore
We never seal over a failed new-build bead. New silicone will not bond to old silicone, so the joint is cut out, cleaned, dried and resealed. We’re often asked to deal with worktop and upstand sealant coming away and new-build shower sealant that has already split, on skirting & floors, bathrooms & en suites and kitchens.
For a place like Newtonmore, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
Whatever the size of the job, you get the same one-year guarantee.

Newtonmore questions
I let a flat near Newtonmore station. Can you help?
Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Can you do new build mastic in Newtonmore?
Yes. We work across all of Scotland, and Newtonmore is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
Where is Mr Mastic based?
We work from Crawley. Our applicators cover Newtonmore, along with the rest of our area.
When is the best time to reseal in a new build?
Where water is getting through, don’t wait. Small gaps that are just cosmetic can be resealed once movement has slowed.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Will the old sealant be removed?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
How long should I leave it?
It depends on the product and the temperature. Before we leave, we’ll tell you the cure time.
Can you match the sealant colour to my new kitchen or bathroom?
We use white, clear or a colour to suit the finishes. Tell us what you’d like when you get a quote.
Quotes for new build mastic in Newtonmore
Jobs vary more than people expect. The main factors:
- How much old sealant there is and how hard it is to remove
- The type of sealant required
- The size of the job
- How easy the joints are to reach
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.
Asking for a quote
What to tell us when you ask for a quote:
- Roughly how big the job is
- The type of property
- Any access issues, like height or stairs
- Pictures of the joints, sent by email
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.
DIY versus a professional finish
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
What happens on the day
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the number of plots. Around Newtonmore, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- First we work through your snagging list or plot schedule with you.
- Failed or untidy sealant is cut out completely.
- Surfaces are cleaned of building dust and primed where needed.
- New sealant suited to each joint is applied and tooled neatly.
- We check every joint and tell you how long each needs to cure.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- Try not to wet indoor joints just before the visit
- Tell us about access, such as stairs, a lift or high-level joints

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Follow the cure time we give you
- Report sealant problems to your builder during the snagging period
- Wipe joints with warm soapy water
- Act quickly if a seal starts to leak
Keep an eye on the joints over the first couple of years. Hairline gaps can open as timber and plaster dry, and they’re simple to reseal once movement has slowed.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and the new finishes intact.

Keep an eye out for these signs:
- Cracked sealant around new window and door frames
- Plot mastic for developers ahead of handover
- Gaps between new skirting and floors
- Messy sealant that spoils new finishes
For new homes near Newtonmore station, it’s worth checking the sealant early, while snags are still fresh.
