Bathroom resealing across PH20: what to expect
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on kitchen worktops & upstands, basins & vanity units and baths, and people most often call us about a reseal done over the top of the old bead and leaks into the floor or ceiling below.
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes half a day or less for one room, longer when the kitchen is included in most cases.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Where we work in PH20
Our bathroom resealing work across PH20 covers homes, rentals and businesses, from Newtonmore, Etteridge and Gergask to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. PH20 is part of the area we cover across Scotland.
Newtonmore: If you let a flat or house near Newtonmore station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In and around Newtonmore, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
Why deal with it now?
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again.

Aftercare tips
After the cure time, these simple habits help:
- Wipe the sealant dry after showering
- Look for lifting corners and small gaps now and then
- Dry worktop joints after washing up
- Open a window or run the fan so the room dries
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.
Common problems we fix in PH20
A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.
Common reasons people contact us are:
- Leaking joints on a shower screen
- A reseal done over the top of the old bead
- Water getting behind the bath panel
- A bead that has pulled away from the tiles
How we quote for bathroom resealing
The price is agreed before any work begins. It’s based on:
- Access and height
- How many rooms, windows or areas are involved
- Mould in or behind the old joints
- The size of the job
We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.
What we need to know
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- The type of property
- The address or postcode of the job
- Pictures of the joints, sent by email
- Any access issues, like height or stairs
Asking for a quote is easy: tell us what needs doing and where. Photos by email help us understand the job, and we’ll take it from there.
Surface by surface
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that.
PH20 questions
Can you reseal around my kitchen sink and worktop?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
Can you quote for more than one area?
Yes. More than one area can be quoted together.
Where are you based?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Can you work on commercial sites?
Yes. We’ve worked for hotels, offices and other businesses and we’re fully insured.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
Do you work in PH20?
We do. PH20 is part of the area we cover, and the service is the same as everywhere else.
