Common questions in Newtonmore

I let a flat near Newtonmore station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is Newtonmore in your area for floor joint sealing?

Yes. We work across all of Scotland, and Newtonmore is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Are you insured?

Yes. Full insurance covers our work.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Do you guarantee your work?

Yes. Every job comes with our 12-month guarantee.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

Can grout be replaced with sealant on a tiled floor?

In many cases, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant. Loose or cracked tiles need a tiler first.

How we handle floor joint sealing in Newtonmore

Gaps along the bottom of skirting are common in new and older homes alike. Caulk tends to crack there, so we close it with a flexible sealant instead. We work on wet room & bathroom floors, thresholds and skirting boards, and common reasons people get in touch are failed joint filler in concrete floors and failed seals where bathroom floors meet baths and panels.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

For landlords and businesses

If you manage several properties in or around Newtonmore, several properties can be quoted together. Send us the addresses and the work at each, and pictures by email help.

We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Why deal with it now?

Left open, concrete joints break down under traffic. Resealing it early protects the edges. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

How the job changes by surface

Concrete floor joints

Open concrete joints chip at the edges when wheels cross them. Sealing them supports the edges and stops debris collecting.

Skirting boards

If the skirting is painted, a paintable flexible sealant works well. In wet rooms and kitchens, silicone is normally better.

How it works

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before any work starts. Most jobs take a morning or an afternoon for most homes. Outside jobs in Newtonmore need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Advice

What we can’t put right

New sealant cannot fix everything, and we will tell you before we start. Sealant will not put right:

  • Leaks from a failed tanking system
  • A tiled floor that needs relaying
  • Damaged concrete that needs breaking out and repairing

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Do you need floor joint sealing in Newtonmore?

When a tiled floor has no movement joints, the grout takes the strain. You will see a crack running along the grout, showing where a movement joint was needed.

Keep an eye out for any of the following:

  • Caulk that has cracked where the floor moves
  • Chipped and open joints in warehouse floors
  • Cracked grout where a tiled floor needs a movement joint
  • Floor edges that trap water and grime

Around Newtonmore, as everywhere, floor joint sealing is only as good as the preparation behind it.

What your quote should include

  • Are they insured?
  • What guarantee comes with the work
  • Whether VAT is included
  • What happens if the job turns out different

How to choose a mastic man

Floor joint sealing in Newtonmore: local notes

Across Highland, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

If you let a flat or house near Newtonmore station, gaps at skirtings and thresholds are worth sealing between tenancies.
