Floor joint sealing in Etteridge, done properly
Large tiled floors, and those over underfloor heating, often need movement joints. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant coloured to suit the grout. We work on tiled floors, skirting boards and wet room & bathroom floors, and people most often call us about chipped and open joints in warehouse floors and gaps between floors and kitchen plinths.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

What affects the cost of floor joint sealing
The price is agreed before any work begins. It takes into account:
- Any working-time requirements on site
- Whether old sealant or filler has to be cut out
- The amount of work
- How many areas need sealing
What you pay reflects the work, not a rough estimate. That is why we ask about the job first and give you a clear quote before any work starts.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- Whether it’s a home or a business
- Roughly how big the job is
- If someone has resealed it before
- The problem you’ve noticed
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.
What happens on the day
On the day, we look over the joints with you first. Surfaces next to the work are protected before work begins. The work usually takes a morning or an afternoon for most homes. Somewhere like Etteridge may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, the floor type, the gap and the traffic are checked.
- We remove what’s in the joint now.
- The joint is vacuumed clean and backing fitted where needed.
- We apply the sealant in a colour that suits the floor.
- The joint is tooled neatly and the cure time explained.
How to prepare
- Clear the area around the work
- Mention any sign-in or site rules at work premises
- Tell us if parking is tricky

Floor joint sealing around Etteridge
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Highland run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
For landlords with property near Newtonmore station, open skirting and floor joints collect dirt and water, so seal them while the property is empty. Around Etteridge, as everywhere, floor joint sealing is only as good as the preparation behind it.

Different surfaces, different methods
Commercial floors
Washroom and kitchen floors in commercial buildings need sound edge joints. We reseal them with a sealant suited to wet areas.
Concrete floor joints
Hard wheels break down the edges of open joints. A sealed joint protects the edges and stops debris collecting.
When something else is needed
To be straight with you, there are a few things sealant won’t fix:
- Movement too big for a sealant joint
- Failed waterproofing under a wet room floor
- A tiled floor that needs relaying
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Looking after it afterwards
Good habits help new joints last longer. A few tips:
- Keep heavy wheels off new concrete joints until cured
- Have a cracking tiled floor checked before tiles break
- Vacuum floor joints regularly to stop grit building up
- Check skirting joints after the heating season
Keep off the joint for the time we give you. Light foot traffic is usually fine sooner than wet cleaning or wheels, and we’ll tell you both.
Cracks along tile grout lines come back unless the movement is dealt with. A flexible joint added early helps protect the tiles themselves.
Work for landlords, hotels and businesses
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
Etteridge questions
Do you work for landlords with property near Newtonmore station?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Can you do floor joint sealing in Etteridge?
Yes. We work across all of Scotland, and Etteridge is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Can you do several jobs on one visit?
Yes. More than one area can be quoted together.
Do you take out the old sealant first?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Can grout be replaced with sealant on a tiled floor?
In many cases, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant in a matching colour. Loose or cracked tiles need a tiler first.
Why not just use caulk?
Not where the floor moves or gets wet. It splits once the floor shifts. A flexible sealant lasts longer there.
