Bathroom resealing in Newtonmore

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on baths, wet rooms and sinks & splashbacks, and the jobs we see most are a joint torn by a bath that flexes and lumpy, uneven sealant from a DIY attempt.

Bathrooms in smaller places like Newtonmore work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Your job is guaranteed for a year, as with all our work.

Your questions about bathroom resealing in Newtonmore

Do you work for landlords with property near Newtonmore station?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Do you work in hotels near Newtonmore?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator.

Can you just seal over the old silicone?

No, never. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.

Can you reseal around my kitchen sink and worktop?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

What colours of sealant can you use?

You’re not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.

Is the work guaranteed?

Yes. All our work comes with a 12-month guarantee, and we’re fully insured.

Work for landlords, hotels and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Bathrooms and kitchens in Newtonmore

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Around Newtonmore, as everywhere, bathroom resealing is only as good as the preparation behind it. Letting a property close to Newtonmore station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What affects the quote in Newtonmore

We don’t publish a price list, because jobs vary so much. What we look at:

  • Any mould that needs treating
  • Access and height
  • Any working-time requirements on site
  • How much there is to do

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Asking for a quote

To help us quote quickly, please include:

  • The rough size of the job
  • How we’d reach the joints
  • Photos by email, if that’s easy
  • Any previous sealing or DIY work

Need a quote? Please send an email to info@mrmastic.co.uk with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

How it works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. It normally takes half a day or less for one room, longer when the kitchen is included. Outdoor work around Newtonmore depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, usually around 24 hours.

Getting ready for the visit

  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any parking rules near the property

How the job changes by surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Wet rooms

Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Cracks in the tray itself rather than the joint
  • Failed grout lines across the wall
  • Tiles that have come away from the wall

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Baths
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Wet rooms
  • Basins & vanity units

Why act early in Newtonmore

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. Around Newtonmore, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.
