Our bathroom resealing service in PH21

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on sinks & splashbacks, basins & vanity units and wet rooms, and people most often call us about a reseal done over the top of the old bead and mouldy sealant that has gone black.

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a morning or an afternoon for most single baths and showers.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

How we quote

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Local landmarks in Kingussie

Locally, jobs take us to homes and businesses close to Kingussie, among other places. There’s a railway station in Kingussie itself: Kingussie station. Bathrooms and kitchens across PH21

Homes across PH21 range from older properties to new builds, and in places like Kingussie and Kincraig there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.

We work across all of Scotland, from the cities to the islands, and PH21 is part of that. Longer journeys are planned in advance, and outdoor work around the weather.

Kingussie: If you let a flat or house near Kingussie station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In and around Kingussie, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Landlord and commercial work in PH21

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

Why deal with it now?

Sorting it now is quick: it takes a couple of hours for a single bath or shower. Left until water gets through, the job can grow to lifting panels, drying out and decorating.

Questions to ask before you book

  • When the joint can take water or movement
  • How the colour is chosen
  • What happens if they find a problem under the old sealant
  • Whether they seal over old material or remove it

Signs you need bathroom resealing

The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

People usually contact us when they notice one of these:

  • Water getting behind the kitchen upstand
  • Mouldy sealant that has gone black
  • A bead that has pulled away from the tiles
  • Damp behind the bath or under the tray

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Squeegee the walls and tray after use
  • Keep an eye on the corners, where splits start
  • Let new sealant cure fully before it gets wet
  • Use gentle cleaners on the silicone

Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering helps the joint dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

PH21 questions

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses, and we’re fully insured.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

Can new silicone go straight over the old?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply drop us a line at info@mrmastic.co.uk.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover PH21 and the rest of Highland.

Can you quote for more than one area?

Yes. More than one area can be quoted together.
