Glazing Silicone in Badenoch
Glazing silicone across Badenoch and nearby, with every bit of old sealant taken out first.
- Cracked silicone between glass panels
- Water escaping where a screen meets the wall
- Failed sealant around rooflight glass
What we can’t put right
Some problems need a builder, plumber or other trade rather than us:
- Glass that needs replacing
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
- A frame that needs repairing or replacing
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.
What we seal
- Glass-to-frame joints
- Shower screens
- Conservatory frames
- Rooflights
- Glass-to-glass joints
- Glass balustrade bases
Glazing silicone in Badenoch, done properly
Many conservatory leaks come down to failed sealant, where glass meets frame or frame meets wall. We find the joint that is letting water in and renew it and tell you plainly if the cause is something else. If you have water tracking down the inner face of the glass and leaks from the base of a shower screen, we can put it right, on glass-to-frame joints, glass balustrade bases and rooflights alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

How we quote for glazing silicone
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The number and length of the joints
- Whether old sealant or filler has to be cut out
- Any mould that needs treating
- Access and height
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
What to tell us for a quote
To make quoting easier, let us know:
- Where the property is
- Access, such as stairs, a lift or height
- Roughly how big the job is
- The type of property
If you’re in Badenoch and need glazing silicone, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and you’ll get a clear quote before any work starts.
Glazing silicone in Badenoch: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Rented homes near Aviemore station change hands often, and leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

Aftercare tips
So the new joints stay in good condition:
- Keep air moving in the conservatory
- Use a gentle glass cleaner and a soft cloth
- Check the silicone on glass every year or so
- Get a new leak looked at quickly
Gentle products are best near the sealant. Harsh solvents may damage the bead.
Conservatory leaks rarely stay small. Water runs along frames and down walls, so get it looked at when you first see it.
The process
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes anything from an hour or two to most of a day, depending on the size of the job from start to finish. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We start by finding the leak and making sure sealant is the cause.
- Old silicone is cut away from the glass and frame without scratching either.
- We clean the joint with a solvent that suits the glass and frame.
- Glazing silicone suited to the joint is applied and tooled.
- We look over every joint and, where we can, test it with water.
Before we arrive
- Keep children and pets away from the work area
- Move anything stored near the joints
- Mention if the joints have been sealed before

Leave it or put it right?
A quick bead over the old sealant might stop a drip for a while, but new silicone will not bond to old, and the leak generally returns. Cutting out and resealing properly lasts. In an older home around Badenoch, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
What you get with us
- A choice of colours where the product allows
- Any old sealant cut out fully, not covered over
- More than 20 years in sealant work
- You choose the colour before work begins
When to call us in Badenoch
New silicone over old silicone will not bond. Plenty of leaks come from a quick top-up over the old bead leaving a path for water.
Any of these means the joints need attention:
- Mouldy sealant around glass panels
- Leaks where conservatory glass meets the frame
- New silicone smeared over old sealant
- Failed sealant around rooflight glass
Around Badenoch, as everywhere, glazing silicone is only as good as the preparation behind it.
What your quote should include
- When the joint can take water or movement
- Which colour the sealant will be
- The length of the guarantee
- Who turns up on the day
Different surfaces, different methods
Rooflights
We reseal the glazing joints on rooflights. If the leak is from the roof around it, a roofer needs to look.
Shower screens
Mouldy or lifting sealant on a screen leaks. A full reseal sorts it.
