What the job involves on each surface

Show homes

We seal show-home bathrooms, kitchens and frames. Tell us when the home is open so we can plan around it.

Kitchens

As a new house dries, worktops and walls shift a little, opening gaps behind the upstand. We reseal them with a flexible sealant.

New build mastic in Aviemore

We never seal over a failed new-build bead. New silicone won’t bond to old silicone, so it all comes out before we clean, dry and reseal. We’re often asked to deal with sealant that never bonded to the surface and gaps opening as the house dries out and settles, on windows & doors, kitchens and bathrooms & en suites.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

Big or small, it’s backed by our one-year guarantee in Aviemore and across Highland.

When something else is needed

We will always be straight with you, so here’s what sealant cannot fix:

  • Plumbing faults behind the sealant
  • Your warranty claim itself, which is between you and the builder
  • Settlement cracks that need a surveyor

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Plot handovers
  • Windows & doors
  • Skirting & floors
  • Show homes

What happens on the day

At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes a few hours for most snagging lists, longer for a run of plots, depending on the size of the job. Around Aviemore, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. The old bead comes out in full, with no layer left behind.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. Each area is checked and left with its cure time.

How to prepare

  • Mention any tricky access
  • For business premises, tell us about site rules or sign-in
  • Let us know about earlier repairs to the joints

What affects the quote in Aviemore

We do not publish a price list. What we look at:

  • Which sealant suits the joint
  • The old material and how stubborn it is
  • Whether the work is at height
  • Any mould that needs treating

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

What we need to know

There’s no need for technical detail. Just tell us:

  • A few photos by email, if you can
  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

Aftercare tips

To keep the joints looking good and working properly:

  • Ventilate bathrooms well, especially in the first year
  • Photograph failed sealant before it’s redone
  • Put sealant faults on your snagging list early
  • Keep water off fresh sealant until it has cured

Keep pictures of the joints and any snagging correspondence with your builder. It helps if anything else comes up during the warranty period.

Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black saves a harder job later.

Your questions about new build mastic in Aviemore

Do you cover Aviemore for new build mastic?

Yes. Our work covers the whole of Scotland, and Aviemore is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Do you work for landlords with property near Aviemore station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

How much does new build mastic cost in Aviemore?

Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Why does sealant fail so quickly in new builds?

It’s common, and there are generally two reasons: the house moving as it dries, and sealant that never bonded properly. Cutting it out and resealing properly fixes both.

Do you take out the old sealant first?

Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.

Is there a guarantee?

Yes. Every job comes with a one-year guarantee.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

Why act early in Aviemore

The builder is generally the first port of call while the snagging or warranty period runs. If it keeps failing or isn’t dealt with, we can reseal it properly. In a place like Aviemore, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Why Aviemore customers choose us

  • Experience in homes, commercial sites and hotels
  • White, clear, grey or coloured to suit, where the product allows
  • We leave the area clean and tidy
