Aviemore Sand Mastic
We cover Aviemore for traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- A silicone bead on a sash window that spoils the look
- Weathered mastic on the most exposed windows
- Gaps round a timber door in stone or brick
How we handle sand mastic in Aviemore
Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. Out comes the old, loose mastic, the joint is prepared and new mastic is shaped by hand. We work on tenement windows, sash and case windows and brick reveals, and people most often call us about a silicone bead on a sash window that spoils the look and patchy fillers round a sash window.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
Big or small, it’s backed by our 12-month guarantee in Aviemore and across Highland.

What affects the quote in Aviemore
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The old material and how stubborn it is
- Any mould that needs treating
- The size of the job
- The number of rooms or windows
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
What to tell us for a quote
Before you ask for a quote, have a think about:
- Access, such as stairs, a lift or height
- Whether it’s a home or a business
- If someone has resealed it before
- Photos by email, if that’s easy
Want a quote for sand mastic? Please email us at info@mrmastic.co.uk with a few details. You will know what we plan to do, and what it will cost, before any work begins.
DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We cut it out and start again.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Make sure water runs off the sill
- Get any rot dealt with first
- Ask us before painting near the mastic
- Avoid patching sand mastic with silicone
Leave the new mastic unpainted, which is the traditional advice. Ask us before any decorating around it.
Sound mastic protects the frame. Failed mastic lets water reach the timber, which can lead to rot.
Leave it or put it right?
Silicone might seem the quicker option, but on period stone or brick it often looks out of place. Sand mastic is the traditional material and finishes neatly against the masonry. In a place like Aviemore, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
What you pay reflects the work, not guesswork. That’s why we ask a few questions first.

Aviemore homes and the weather
Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
In and around Aviemore, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint. Letting a property close to Aviemore station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about.

What we do, step by step
We keep the work tidy and contained to the area we are working on, so you can get on with your day. Expect the work to take a few hours per window, depending on the condition of the joints, and we explain the cure time before we leave. Outdoor work around Aviemore depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We look at the surrounds with you and agree the joints to renew.
- We remove the old, loose mastic.
- Deep gaps are packed so the mastic sits at the right depth.
- The sand mastic is mixed and pressed into the joint by hand.
- The surface is finished to suit the stone or brick.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- On commercial sites, let us know about site rules
- Move anything stored near the joints

Aviemore: your questions answered
Can you help a landlord with a rental near Aviemore station?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Is Aviemore within the area you cover?
Yes. Aviemore is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Is it possible to take out silicone and use sand mastic instead?
Generally, yes. With the silicone removed and the joint cleaned, sand mastic is applied by hand.
What sealant do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
Is it possible to paint over sand mastic?
Traditional guidance is not to paint over sand mastic. If you are redecorating the window, ask us first and we will advise.
What guarantee comes with the work?
You get our one-year guarantee on every job.
Is sand mastic better than silicone for my windows?
Sand mastic normally suits period timber windows best. On modern frames, we’d normally use a flexible sealant, and we’ll explain why.
What we can’t put right
In fairness, there are a few things sealant will not fix:
- Whether work needs listed building consent
- Sashes that need overhauling
- Timber that has rotted
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.
