Need external mastic in Aviemore?

Surface by surface

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant.

Render joints

Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.

About our external mastic in Aviemore

Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a colour to suit. Common call-outs are for movement joints filled with mortar instead of sealant and weeds or debris growing in open joints, on copings & trims, concrete & block and joints between brick and frames.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

For landlords and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

What happens if it’s left?

A failed movement joint lets water into the wall and can run behind render or cladding. Dealing with it early keeps the repair to the joint, rather than the wall around it. In a place like Aviemore, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Look over the joints every year, ideally after winter
  • Ask before painting over external sealant
  • Fix overflowing gutters above sealed joints
  • Act on the first splits you see

Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years so early resealing is worth it.

Walls and rooflines in Aviemore

Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

What we do, step by step

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Outdoor work around Aviemore depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about parking restrictions

How we quote for external mastic

There’s no set price list, because no two jobs are the same. The quote depends on:

  • How many areas need sealing
  • The product the joint needs
  • Whether there’s mould to deal with
  • Whether the work is at height

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • The problem you’ve noticed
  • How we’d reach the joints

There’s no standard price list, because every job is different. Instead, we give you a clear price for your job. To get started, email us at info@mrmastic.co.uk.

Signs you need external mastic in Aviemore

Some movement joints have been pointed up with mortar. The joint cannot move, so the wall cracks somewhere else instead.

Keep an eye out for any of the following:

  • Leaking joints around cladding and façade panels
  • Movement joints with cracked, split or missing sealant
  • Movement joints filled with mortar instead of sealant
  • Gaps where render, brick and frames meet

If you let a flat or house near Aviemore station, outside joints that have cracked can let damp into a rental, so check them between lets.

FAQs for Aviemore

Do you cover Aviemore for external mastic?

Yes. Our work covers the whole of Scotland, and Aviemore is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

I let a flat near Aviemore station. Can you help?

Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

When is the sealant fully cured?

That depends on the sealant used, so please follow the time we give you.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Should I point up the gap in my brickwork?

No, not if it’s a movement joint. Filling it with mortar defeats its purpose, and the wall may crack nearby. A flexible sealant is the right fill.
