Floor & skirting joints in Aviemore, Highland

Floor joint sealing in Aviemore
Large tiled floors, and those over underfloor heating, often need movement joints. We can turn a line of grout into a movement joint by replacing it with flexible sealant. Common call-outs are for dirt and water collecting in open floor joints and failed joint filler in concrete floors, across concrete floor joints, thresholds and tiled floors.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
Whatever the size of the job, it’s backed by our one-year guarantee in Aviemore and across Highland.

- Cracked or broken concrete slabs
- Loose, hollow or cracked tiles, which need a tiler
- Large cracks that need a surveyor
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
What affects the quote in Aviemore
Every job gets its own quote. These are the things that affect it:
- The amount of work
- How many areas need sealing
- How easy the joints are to reach
- Whether there’s mould to deal with
The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.
Asking for a quote
Photos by email are helpful but not essential. Try to tell us:
- Whether it’s a home or a business
- Pictures of the joints, sent by email
- The rough size of the job
- The address or postcode of the job
Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved and give you a clear price.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Get cracks along tile grout lines looked at early
- Check skirting joints after the heating season
- Avoid sloshing water against skirting
- Cone off fresh joints until they’re ready
Lift furniture rather than sliding it over sealed joints. Sharp edges can cut the sealant.
Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact and the surface smoother.
Why act early in Aviemore
Caulk is quick and cheap, but it cracks where the joint moves or gets wet, so the gap reappears. A flexible sealant moves with the floor. In a place like Aviemore, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

The process
We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. It normally takes a few hours, depending on the length of joint. Outdoor work around Aviemore depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.
Getting ready for the visit
- Clear items away from the joints we’re working on
- Let us know about parking restrictions
- On commercial sites, let us know about site rules

Common questions in Aviemore
Is Aviemore in your area for floor joint sealing?
Yes. Our work covers the whole of Scotland, and Aviemore is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.
Will you come out to Aviemore?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Does someone need to be in?
We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned before resealing.
How long before the joint can take traffic?
You’ll get the times before we go. It depends on the sealant, and light foot traffic is generally fine before wet cleaning or wheels.
Are you ARBOMaster approved?
Yes. We’re approved under the ARBOMaster scheme.
Do you seal kitchen plinths to the floor?
Yes. The old joint comes out and a flexible silicone replaces it in a colour to suit.
Joints and finishes in Aviemore homes
Floors around Highland run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
Around Aviemore, as everywhere, floor joint sealing is only as good as the preparation behind it. Letting a property close to Aviemore station? Then gaps at skirtings and thresholds are worth sealing between tenancies.
