Badenoch External Mastic
Movement joints in Badenoch need attention? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- Moss and dirt in joints with no sealant left
- Joints where the bead has come unstuck
- Gaps where render, brick and frames meet
How it works
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours to a few days, depending on the length of joint and the access. Somewhere like Badenoch may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit
- Move anything stored near the joints
- Keep pets and children clear of the area while we work
- Where the joints are inside, avoid wetting them before we arrive
Ask for a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

External mastic in Badenoch, done properly
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing. Typical jobs include joints pointed up with cement by mistake and sealant that has lost its bond to the brick or render, across render & cladding joints, joints between brick and frames and copings & trims.
In and around a place like Badenoch, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.
All of our work is guaranteed for twelve months.

What external mastic looks like in Badenoch
Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
For landlords with property near Aviemore station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. In and around Badenoch, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What the job involves on each surface
Copings and trims
Coping joints that leak let water straight down into the wall. Sealing them early saves the wall below.
Render joints
Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.
When something else is needed
To be straight with you, some problems need a different trade:
- Failed render or damaged cladding panels
- Cracks in the bricks or render themselves, away from the joints
- Walls that need new movement joints cut into them
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.
What we seal
- Concrete & block
- Render & cladding joints
- Copings & trims
- Joints between brick and frames
- Façade panels
- Brickwork movement joints
Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Don’t let climbing plants root in the sealant
- Check the sealant is paintable before painting near it
- Keep water from gutters off the wall
- Look over the joints every year, ideally after winter
Don’t paint over the new sealant unless we have said the product is paintable. Paint can crack on a flexible joint.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established.
