About our fire rated sealant in Badenoch
A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. Measuring the gap and checking what it’s made of comes first, then the sealant goes in to the depth the product’s details set. We work on plasterboard & masonry, pipe & cable gaps and flats & HMOs, and the jobs we see most are linear gaps at the head of walls and ordinary sealant used where a fire-rated product was needed.
In a smaller place like Badenoch, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
We stand behind the work with a 12-month guarantee, so you’re covered after we have gone.

Common questions in Badenoch
Do Scottish building rules affect fire-rated sealant work in Badenoch?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
I let a flat near Aviemore station. Can you help?
Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Can I use normal mastic around a pipe through a fire wall?
No. Standard sealants aren’t made or tested to stop fire. If it’s been used, we remove it and use the right product.
Is the work guaranteed?
Yes. There’s a 12-month guarantee on every job, large or small.
Can you work in occupied buildings?
Yes, in flats, HMOs, schools, offices and other buildings, occupied or empty. Tell us how the building is used and we’ll plan around it.
Are you fully insured?
Yes, we are fully insured for domestic and commercial work.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Will you leave a mess?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

What we are called out for in Badenoch
If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it isn’t installed as tested. We see plenty of fire stopping that was hurried.
People generally contact us when they notice something like this:
- Fire stopping disturbed by later work
- Cracked or shrunken fire-rated sealant
- Gaps flagged on a fire risk assessment
- Gaps where walls meet ceilings or slabs
If you let a flat or house near Aviemore station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
When something else is needed
We won’t take on work that will not last, so here’s what sealant can’t put right:
- Doors that aren’t fire doors in the first place
- Deciding what fire stopping a building needs
- A wall that isn’t a fire-resisting element to begin with
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
Surfaces we seal
- Flats & HMOs
- Door frames
- Pipe & cable gaps
- Service penetrations
- Plasterboard & masonry
- Linear gaps
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Look in service cupboards and ceiling voids from time to time
- Photograph sealed gaps before they’re covered up
- Tell trades working in the building that fire seals must be put back
- Plan fire stopping into any work that goes through walls or floors
Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and get them seen to.
Open gaps do not only matter in a fire: noise, draughts and even pests can come through too. Sealing them early helps on every front.
The process
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work starts. The work normally takes anything from a few hours to several days, depending on how many gaps there are. Outside jobs in Badenoch need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- First we work through your list or survey, measuring each gap and checking what it’s formed in.
- Anything that isn’t fit for the job comes out, and the gap is cleaned.
- Backing or fill is fitted where the product’s tested detail calls for it.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- We record the locations and products used for your records.
Before we arrive
- Mention if the joints have been sealed before
- Clear items away from the joints we’re working on
- Tell us if parking is tricky

Advice
Leave it or put it right?
For some gaps, sealant is not the right answer and another system is needed. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. We will say so if a gap needs something other than sealant. In a place like Badenoch, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Combining jobs into one visit is generally more efficient than separate visits. We will give you a clear price for the lot.
