Braemar homes and their sealant
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
Around Braemar, as everywhere, regrouting is only as good as the preparation behind it.

How we handle regrouting in Braemar
Before work begins, the tiles are checked. If any tiles are loose or sound hollow, we tell you, because regrouting won’t fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. We’re often asked to deal with shower grout that has worn away and grout that makes sound tiles look old, across kitchen splashbacks, shower walls and tiled floors.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

What else we do in Braemar
For landlords and businesses
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
When something else is needed
We will not take on work that will not last, so here’s what sealant can’t put right:
- Loose tiles, which need refixing first
- Cracked or broken tiles
- Movement in a stud wall or floor
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.
What we seal
- Bathroom wall tiles
- Wet rooms
- Kitchen splashbacks
- Shower walls
- Tiled floors
- Bathroom floors
How we quote for regrouting
You will get a clear quote before work begins. It’s based on:
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
- Which sealant suits the joint
- Whether the work is at height
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.
Helping us quote
When you contact us, it’s useful to know:
- Any previous sealing or DIY work
- What’s wrong with the joints now
- The rough size of the job
- Any access issues, like height or stairs
To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear quote before any work starts.
When to call us in Braemar
Hard water and soap leave a film on grout and stick to it. In time the grout under it darkens and breaks down, and at that point, new grout is the better answer.
It’s worth asking for a quote if you see:
- A grout colour that no longer suits the room
- Greasy, stained grout behind the hob
- Grout in corners that has cracked
- Floor grout that has worn and darkened
In the older streets around Braemar Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Questions to ask before booking
- How the surfaces are prepared before sealing
- How the colour is chosen
- Who turns up on the day
- When the joint can take water or movement
Braemar questions
Is regrouting in Braemar guaranteed?
Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Will you come out to Braemar?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you reseal at the same time?
In most cases, yes. Corners and edges need flexible silicone and doing both at once leaves everything sound.
How long does regrouting take?
A typical job takes anything from a few hours to a full day, depending on the area, including preparation and clearing up. Your quote will say how long we expect yours to take.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
Where do you work from?
We work from Crawley. Our applicators cover Braemar.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Are you an approved applicator?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
What happens on the day
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a shower enclosure, longer for a whole room. Outside jobs in Braemar need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First we agree what’s being done and flag any loose tiles.
- Grout is raked out without chipping the tiles.
- The joints are cleaned out and vacuumed.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Let us know about parking restrictions
- Where the joints are inside, avoid wetting them before we arrive

Looking after it afterwards
So the new joints stay in good condition:
- Don’t use strong acidic cleaners on grout
- Rinse soap off the tiles after each shower
- Clean grout with a mild bathroom cleaner
- Look at the sealant in the corners now and then
Give the new grout the time we tell you before using the shower, so it cures fully. From then on, a quick rinse after showering helps and keep the room ventilated.
Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.
DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
