Braemar questions
Will you come out to Braemar?
Yes. Braemar is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you do external mastic in Braemar?
Yes, Braemar is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
How long will you be here?
As a guide, most jobs take anything from a few hours to several days, depending on the building. Larger jobs naturally take longer, and we will tell you how long to expect.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
When will the joints need doing again?
There’s no fixed answer: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Our work comes with a one-year guarantee.
Is it OK to fill a movement joint with cement?
No. A mortar-filled joint can’t move, so the movement cracks the wall elsewhere. It needs a flexible sealant over backing rod.
Do you have insurance?
Yes. We’re fully insured.
Do I have to be there?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.
External mastic in Braemar, done properly
A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We work on render & cladding joints, joints between brick and frames and copings & trims, and common reasons people get in touch are gaps where render, brick and frames meet and water getting into walls through failed joints.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.
All of our work is guaranteed for twelve months, in Braemar and everywhere else we cover.

Landlord and commercial work in Braemar
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
For anyone letting property in or around Braemar, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.
What we cannot put right
We won’t take on work that will not last, so here’s what sealant cannot put right:
- Cracks in the bricks or render themselves, away from the joints
- Adding movement joints to masonry that has none
- Loose or hollow render, which needs re-rendering
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
What we seal
- Joints between brick and frames
- Copings & trims
- Concrete & block
- Façade panels
- Render & cladding joints
- Brickwork movement joints
What affects the quote in Braemar
We quote each job individually. These are the things that affect it:
- When we can work, for business premises
- The number and length of the joints
- Whether old sealant or filler has to be cut out
- Which sealant suits the joint
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
What to tell us for a quote
To help us quote quickly, let us know:
- Roughly how big the job is
- Access, such as stairs, a lift or height
- What’s wrong with the joints now
- The address or postcode of the job
Need a quote? Please drop us a line at info@mrmastic.co.uk with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.
What happens on the day
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to several days, depending on the building and we leave things clean and tidy. For a place like Braemar, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- We clean both faces of the joint and prime them where the product calls for it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Getting ready for the visit
- Let us know about stairs, lifts or work at height
- Try not to wet indoor joints just before the visit
- Clear the area around the work

What external mastic looks like in Braemar
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
Around Braemar, as everywhere, external mastic is only as good as the preparation behind it.

Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Walk round the building once a year and look at the joints
- Have failed joints looked at early
- Keep high-pressure jets off the joints
- Don’t let climbing plants root in the sealant
Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.
Once a joint cannot move, the wall finds another way, usually as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

Do you need external mastic in Braemar?
Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the joint eventually tears or comes away from one side.
It’s worth asking for a quote if you see:
- Rain getting behind render or cladding at a joint
- Rigid filler in a joint that should flex
- Cracked joints where brick meets render or frames
- Brick movement joints where the sealant has split
In the older streets around Braemar Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.
Before booking anyone
- Are they insured?
- Is the old sealant removed completely?
- How the surfaces are prepared before sealing
- How the colour is chosen
Surface by surface
Cladding and façade panels
Metal and composite panels move a lot with temperature, so the joints work hard every day. The sealant is chosen with that in mind.
Render joints
Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. We prime where the product needs it.
